divh2Make Ready Technician/h2pDUTIES AND SPECIFICATIONS: The Make Ready Technician responsibilities shall include but not be limited to:/pulliComplete all make-ready tasks within established timeframes to minimize vacancy loss./liliPerform all necessary repairs, including plumbing, electrical, painting, drywall, and flooring repairs./liliEnsure all appliances are operational and in good condition./liliChange locks and install lockboxes, alarms in newly vacant homes./liliMonitor when supplies are needed and work with the Maintenance Supervisor to fulfill orders./liliConduct a thorough inspection of each unit to identify any additional repairs or maintenance needed./liliCommunicate and coordinate with other maintenance staff to ensure efficient workflow./liliMaintain accurate records of maintenance tasks and supplies used./liliNotify management of any needed supplies or equipment for make-ready tasks./liliAdhere to all safety regulations and company policies during repairs and cleaning./liliEnsure that all tools and equipment are used safely and maintained in good working condition./liliWhen required, clean and sanitize vacant units, including kitchens, bathrooms, and common areas./liliCommunicate effectively with the property management team regarding the status of make-ready units./liliEnsure all vacant homes meet ZRS standards prior to move in./liliWalk vacant homes prior to move in and write and complete punch lists./liliComplete and track preventive maintenance during the turn over process./liliComplete work orders assigned by Supervisor./liliProvide excellent customer service to residents and potential tenants./liliComply with Fair Housing requirements and laws./li/ulpSKILLS, KNOWLEDGE AND ABILITIES:/pulliGood communication skills and a team-oriented attitude./liliStrong attention to detail and ability to work independently./liliAbility to manage time effectively and adapt to change in a composed manner./liliAbility to handle multiple projects and tasks and cope with stress in a composed manner./liliAbility to respect and maintain confidentiality./liliPrevious experience in property management or maintenance roles is a plus./li/ulpWORKING CONDITIONS AND PHYSICAL DEMANDS: The Make Ready Technician must be able to work in various weather conditions and environments. Work may be performed in both indoor and outdoor settings. on a daily basis. The person should be able to tolerate dust, chemicals and other substances and environmental conditions associated with maintenance work. The Make Ready Technician is regularly required to stand for several hours at a time and to lift heavy objects occasionally throughout the day. The person must be able to climb stairs, walk, push and pull with both arms, reach, squat, bend and twist repeatedly at the waist and use tools with both hands to perform a substantial amount of the regular job responsibilities. The Make Ready Technician must be able to lift a moderate amount of weight (i.e., forty-five to fifty pounds).
