Ellis Real Estate Services is a growing property management company seeking a reliable and skilled Maintenance Technician to support our residential and mixed-use portfolio. This role is hands-on and fast-paced, requiring strong problem-solving skills, solid technical ability, and a commitment to quality work and timely communication.

Position Overview

The Maintenance Technician is responsible for performing semi-skilled to skilled maintenance and repair work across multiple properties. This includes routine maintenance, responding to service requests, troubleshooting issues, and supporting emergency repairs as needed.

Key Responsibilities

Routine & Preventive Maintenance

• Perform scheduled preventative maintenance on building systems, including HVAC, plumbing, and electrical.
• Conduct regular inspections of units and common areas to identify maintenance or safety issues.
• Assist with unit turns, make-readies, and seasonal maintenance tasks.

Repairs & Troubleshooting

• Respond promptly to work orders and service requests.
• Diagnose and repair issues related to plumbing, electrical, carpentry, appliances, and mechanical systems.
• Complete minor to moderate repairs efficiently to minimize tenant disruption.

Facility & Property Upkeep

• Perform general repairs including painting, drywall, flooring, carpentry, and light masonry.
• Maintain clean, organized, and safe work areas at all times.
• Identify potential hazards and report larger issues requiring escalation.

Emergency & On-Call Support

• Participate in an on-call rotation for after-hours and emergency maintenance.
• Respond quickly and professionally to urgent situations to prevent property damage.

Documentation & Communication

• Accurately document work completed, materials used, and time spent in AppFolio.
• Communicate clearly with office staff, property managers, and vendors.
• Coordinate with other departments to schedule work efficiently.

Qualifications & Requirements

• Valid driver’s license and reliable transportation
• High school diploma or equivalent
• Previous experience in maintenance, construction, or a related field
• Working knowledge of:
• • Plumbing repairs
  • Electrical troubleshooting
  • Carpentry and general building maintenance
• Ability to work independently while following company processes
• Strong attention to detail and problem-solving skills
• Commitment to safety procedures and quality workmanship

Preferred (but not required)

• HVAC, electrical, or plumbing certifications
• Experience working in residential or multifamily properties
• Familiarity with AppFolio or similar property management software
