Land Acquisition Analyst

Land Acquisition Analyst Facilitates the land acquisition function including research, financial analysis, and pricing evaluations. Works across acquisitions, development, and disposition to optimize return on investment while minimizing risk. Responsibilities Develop property value analyses and underwriting for raw land and vacant development lots. Prepare time‑to‑market underwriting proformas and conduct market research to identify land opportunities. Create graphs, maps, marketing boards, and feature comparison tables. Review and interpret zoning and land‑use ordinances. Gather competitive information from other residential communities. Coordinate Architectural Review Board approvals with developers, owners, and HOAs. Compile jurisdictional, HOA, and property‑tax data. Perform asset‑sales pricing analysis and develop financial deal points for disposition opportunities. Develop feasibility packages and update tracking reports for all assets. Provide lot analyses across all communities and prepare snapshot reports of acquisitions. Build relationships with Purchasing, Construction, Architecture, and Property Management teams. Ensure project development proceeds on schedule and follows internal policies. Process land‑related applications and permits for approval. Manage files, contracts, purchase orders, change orders, and legal documents; code invoices and process check requests. Maintain accurate project development schedules and budgets. Qualifications High school diploma or GED required; bachelor’s degree in real estate, economics, statistics, government relations, or a related field preferred. Master’s degree in a related field preferred. Minimum 2 years of experience in land acquisitions, including contract negotiation. Minimum 3+ years as a financial or business analyst preferred. Valid driver’s license required. Intermediate Microsoft Office experience; proficiency in Excel and Microsoft Dynamics CRM preferred. Excellent verbal and written communication, planning, and analytical skills. Strong leadership, negotiation, prospecting, and problem‑solving abilities. Process‑improvement experience and attention to detail. Adaptability and flexibility in a changing environment. Compensation and Benefits Base salary range: $79,062.00 to $104,757.00 annually. Eligible for quarterly bonus payments.
