Regional Maintenance ManagerLocation: Charlotte, NC regionThe Regional Maintenance Manager supports all maintenance operations related to the portfolio of assigned communities including staff recruitment and retention, staff training, financial budgets, managing negotiations with vendors and suppliers, while maintaining excellent customer service to all residents and third parties. This position may include weekend and holiday hours. Regular travel, including overnight travel, is required.Essential Duties And ResponsibilitiesActs as a mentor and support person to site level Maintenance Supervisors by setting goals and evaluating performance, as well as fill in for properties who are lacking sufficient maintenance coverage, including affordable properties if needed.Collaborates with Maintenance Director and Senior Management Team to ensure appropriate levels of customer service and satisfaction are maintained throughout assigned portfolios.Assists Maintenance Director with capital projects in the project acquisition and annual capital budget development processes.Identifies and prioritizes projects, solicits pricing, and assist with budgets as directed.Executes capital projects at the direction of the Vice Presidents of Business units and Maintenance Director.Provides oversight of disaster recovery process by ensuring that Maintenance Supervisors and associate teams have appropriate tools and resources.Assists Area Management Teams in resolving employee relations issues and provide developmental support to subordinates, as well as have a pool of succession candidates available to be promoted.Perform any and all other duties as requested or assigned by your supervisor / manager.This job description does not list all functions and tasks. Job functions may be added, deleted, or modified at any time by your management team.Knowledge, Skills And AbilitiesPossess extensive knowledge of financial planning and budgets.Possess working knowledge of the contract process including scoping, bidding, and awarding.Ability to provide excellent customer service to residents, vendors, and employees.Yardi VoyagerAbility to frequently use general maintenance tools, supplies, and equipment such as, but not limited to hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, and safety equipment.Extensive Knowledge of HVAC, Plumbing, Electrical, Carpentry, Roofing, Drainage, Landscaping and other tasks associated with.Excellent communication and interpersonal skills, both verbal and written.Advanced organizational skills.Ability to direct others to achieve company goals.Ability to handle multiple tasks and prioritize duties and responsibilities.Ability to work with little direction maintaining confidentiality and professionalism.Be a team player.QualificationsExtensive experience in multi-site property maintenance experience.Certification as a Type I and Type II technician from an Environmental Protection Agency approved technician certification program.Certified Pool OperatorValid driver's license and automobile insuranceKnowledge of apartment management laws and regulations, federal, state, and local.Knowledge of expense control and financial management.Knowledge of YardiMultifamily leasing, sales and/or customer service experience is required.Educational And/Or ExperienceHigh School Diploma or equivalent required. Bachelor's Degree strongly preferred. Prior experience managing a maintenance staff while providing excellent leadership and being an example of professionalism to the teamLanguage/Mathematical/Reasoning AbilityAbility to generate reports, business correspondence. Effectively present information and respond to questions from clients, customers, and the general public. Must possess the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Refer to your Community Manager for community specific service call/after-hours guidelines.Personal Protective EquipmentAppropriate steel toe footwear must be in compliance with OSHA steel toe safety code, which requires the footwear be an ASTM F2 or ASTM F2413 standard and at least a class #75 and impact #75.Working Conditions And EnvironmentWhile performing the duties of this job, the employee primarily works indoors/outdoors from the NHE, Inc. on-site property. The employee will regularly work in a highly mobile environment in performance of the above duties and responsibilities.
