Location Aspen Park BI‑LINGUAL CANDIDATES PREFERRED** Leasing Consultant The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property. Essential Duties & Responsibilities Property leasing and administration. Regular/daily onsite attendance is required. Show, lease, and move in prospective residents; greet, qualify, tour the community, and sign leases. Handle all functions required to close a lease, including making appointments, generating leads, conducting tours, maintaining model units, and following up as needed. Complete all leasing paperwork before move‑in. Assist with lease audits, walk‑throughs, and the turn‑in process. Maintain accurate prospect traffic and leasing data, responding to leads within 24 hours. Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and meet or exceed leasing goals. Perform various administrative tasks as needed. Address resident complaints, concerns, and requests to ensure satisfaction. Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter). Contribute to general upkeep and cleaning of office, common areas, and model units. Assist in implementing the annual marketing plan outreach. Review and help complete market surveys/analysis to generate ideas and formulate plans. Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports. Manage excellent customer service and monitor service‑request turnaround and responsiveness. Project a favorable image of the community to achieve property objectives and public recognition. Ensure consistency in dealing with residents on all matters. Enforce community policies as delegated by the immediate supervisor. Education / Experience High School Diploma or Equivalent. Ability to understand and perform all on‑site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Perform tasks that involve moving around, communicating, and repeating motions with wrists, hands, and fingers. Move on ladders, stairs, scaffolding, ramps, step stools; stand or sit for prolonged periods. Occasionally move objects up to 25 lbs. in all directions, lift or place objects up to 25 lbs., operate machinery or power tools, operate vehicles or golf carts. Assess accuracy, neatness, and thoroughness of assigned work; work overtime, weekends, night hours (emergencies); operate in varying temperatures and outdoor conditions; work in small or large enclosed spaces; be exposed to hazardous chemicals; traverse flat and uneven terrain. Compensation decisions are based on skill set, background, training, certifications, and experience. The role’s compensation includes a base salary of $20 to $21.75 per hour, benefits such as medical, dental, vision, life, accidental, and disability insurance, a 401(k) with employer matching, potential commission and performance bonuses, paid sick days, and company holidays.
