Community Manager

Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations. Responsibilities Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office and maintenance staff schedules and assignments Address performance issues; document appropriately, communicate with direct supervisor and HR, and terminate when necessary Promote harmony and quality job performance through leadership and support Ensure staff compliance with company policies and procedures Financial Management: strive to maximize net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of vendor invoices Ensure property closeout is completed on time and ownership financial reports are accurate Strategic Leasing Management: develop yearly marketing plan and utilize marketing strategies and systems Ensure leasing techniques are effective in obtaining closures, follow-up procedures are met, leases are signed/documented, and reporting systems are accurate Address resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs (e.g., resident events, promotions, monthly newsletter) Show, lease, and move in prospective residents Administrative & Maintenance Management: ensure administrative and leasing reporting is accurate and submitted on time Head emergency team for the property; manage responses to emergencies with staff, residents, and buildings to minimize liability Maintain property appearance and ensure repairs are completed promptly; conduct regular property inspections and tours Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, address inadequate service) Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and timeliness Education/Experience High school diploma or equivalent; bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regularly communicate with others to exchange information; may require repetitive motions and the ability to work overtime, weekends, and night hours (emergencies) Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, and other structures; may work in confined spaces and various environments Lift and move objects up to 25 lbs; operate machinery or power tools; drive vehicles as needed Work in various temperatures and outdoor conditions; exposure to hazardous chemicals License/Equipment Must have reliable transportation due to on-call requirements Compensation and Benefits At Asset Living, compensation decisions consider factors such as skill set, background, training, and certifications. The offer will reflect relevant experience.
