Maintenance Supervisor

The Lory of Savannah is seeking an experienced, dependable, and hands-on Maintenance Supervisor to lead our maintenance operations and help ensure our community is maintained to a high standard. The ideal candidate will have strong leadership skills, multifamily maintenance experience, excellent problem-solving abilities, and the ability to prioritize work in a fast-paced environment. Key Responsibilities Supervise and support the maintenance team and daily maintenance operations. Complete and oversee resident service requests in a timely and professional manner. Manage apartment make-readies and ensure homes are prepared for scheduled move-ins. Perform and troubleshoot HVAC, plumbing, electrical, appliance, carpentry, and general building repairs. Conduct routine property and preventative maintenance inspections. Coordinate with vendors and contractors when outside services are required. Maintain accurate inventory of maintenance supplies, equipment, and tools. Help ensure the property remains compliant with company standards, safety requirements, and applicable codes. Maintain curb appeal and identify property repairs or improvements that require attention. Participate in the rotating on-call schedule and respond to after-hours maintenance emergencies. Communicate effectively with the Property Manager regarding work orders, property conditions, expenses, projects, and maintenance priorities. Provide excellent customer service and maintain professional interactions with residents, vendors, and team members. Qualifications Previous multifamily/apartment maintenance experience required. Previous supervisory or maintenance leadership experience preferred. Working knowledge of HVAC, plumbing, electrical, appliances, and general property maintenance. HVAC/EPA certification preferred. Strong leadership, organizational, and time-management skills. Ability to work independently while effectively leading a team. Ability to prioritize emergency and routine service requests. Valid driver’s license and reliable transportation preferred. Must be available for an on-call rotation and emergency maintenance needs.
