Property Manager

Job Title: Property Manager for Harbor Loft Apartments Location: Lynn Type of Position: Full Time Job Summary: Seeking a well-seasoned Property Manager for our 358 unit Lynn site serving Market and Elderly/Disabled. Manage day-to-day operations of this Section 8 subsidized and Market property. Responsibilities Must be fluent in the 4350 regulations, REAC, local and state regulations. Perform and/or approve annual certifications and maintain tenant files in compliance with all applicable regulations. Manage all receivables, budget and capital projects. Supervise, hire and evaluate site staff consisting of 5 Full Time Maintenance Staff, 3 Office Staff and 2 Full Time Resident Service Coordinators. Responsible for all phases of rent-up, marketing, resident selection, and affirmative marketing. Responsible for assuring financial stability via timely rent collections, subsidy vouchers, lease renewals/termination, implementation of designated rent increases and recertification of income. Maintains rent roll, cash receipts and bank deposits, in accordance with home office standards. Able to direct and work closely with the superintendent towards completion of work orders and proper maintenance of buildings and grounds. Obtain competitive bidding, purchasing supplies and maintain inventory. Establish good landlord/tenant relationship. Complete weekly time sheet; approve and describe overtime. Inform management office of major issues concerning personnel and property-related problems and recommend remedial action. Qualifications and Skills Preferred candidates will have solid experience in managing waitlists, tenant selection, AFHMP, EIV/Discrepancies, Vouchering/reconciliation and court/collection actions.
