Maintenance Technician I

Current Fair Housing certification required. Reports To: Maintenance Manager Job Title: Maintenance Technician I Job Location: Genesee, Michigan, United States Contract Type: Full Time Schedule: 40+ h/wk 8-5, Mon-Fri 24h on call. Ongoing overtime. On-call rota. Emergency coverage required. Weekend/on-call required. Position Summary The Maintenance Technician I is responsible for maintaining the property in excellent condition, both inside and outside. This position performs a variety of general maintenance and repair duties, including electrical, plumbing, HVAC, appliance repairs, building maintenance, and exterior upkeep. The Maintenance Technician I must be available to respond to after-hours emergencies, as participation in the on-call rotation is a required part of the position. Essential Duties & Responsibilities The duties and responsibilities include, but are not limited to: Conduct all business in accordance with company standards and applicable local, state, and federal regulations, including OSHA, ADA, and Fair Housing requirements. Access and maintain the property key system, such as KeyTrac. Assist Maintenance Technician II and Lead Technicians as needed. Open, manage, and close maintenance work orders. Participate in after-hours and emergency coverage. Perform building shut-offs for water, electrical, and gas systems. Perform repairs in common areas and leasing offices. Perform duties associated with porter and groundskeeper responsibilities. Complete maintenance turnover of vacant apartments. Perform water penetration abatement. Perform basic repairs involving: Drywall Carpentry Plumbing Painting Electrical HVAC Masonry HAZMAT abatement Appliances Maintain and manage the inventory of supplies and equipment onsite. Maintain and properly care for personal tools and equipment. Test and record pool chemistry as required. Troubleshoot and diagnose fire alarm panels. Maintain the overall appearance and curb appeal of the property. Leasing & Administrative Support Assist the management team with various tasks as required. Maintain knowledge of and uphold all company policies, goals, and values. Resident Relations Represent the community in a professional and courteous manner at all times, both on and off the property. Deliver communications and documentation to residents. Support resident retention programs and initiatives. Provide excellent customer service to residents and prospective residents. Safety Monitor the property and grounds for safety hazards. Promptly identify, report, and correct unsafe conditions. Maintain current knowledge of and comply with all company, local, state, and federal safety regulations. General Requirements Maintain a neat, clean, and professional appearance. Demonstrate courteous and respectful conduct while working at or representing the community. Perform assigned maintenance duties independently and minimize the need for outside contractor assistance. Demonstrate strong customer service skills. Contribute to and promote a team-oriented approach to serving residents and maintaining the community. Qualifications To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education & Experience High school diploma or GED preferred, with one year of experience in construction, apartment maintenance, or a related field; or an equivalent combination of education, training, and experience. Experience with general building maintenance and repairs is preferred. Required Certifications & Licenses Current Fair Housing certification required. Certified Apartment Maintenance Technician (CAMT) certification is desirable. Valid California driver's license required. Valid automobile insurance meeting applicable legal requirements required. HVAC certification preferred. Valid pool certification preferred. Work Hours Full-time position, generally 40 hours or more per week. Weekly schedule may vary based on business and property needs. Weekend work may be required. Participation in after-hours/on-call emergency coverage is required. Equipment, Machinery & Tools The employee must be knowledgeable and skilled in the safe operation and maintenance of various tools and equipment, including: Hand Tools Wrenches, hammers, grips, saws, sledgehammers, snips, post-hole diggers, and similar tools. User-Moved Aids Wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, and full-size ladders. Power Tools Blowers, power washers, and other applicable power tools. Mechanical Equipment Motors, pumps, compressors, blowers, electric and hand-powered augers, and related equipment. Measuring & Testing Devices Calipers, voltmeters, ohmmeters, testing meters, pH testing equipment, gauges, and similar devices. Employees may be required to wear a back-support belt, gloves, and other appropriate personal protective equipment based on the task being performed.
