Maintenance Supervisor

The General Service Manager is a multi-site maintenance leader who oversees maintenance operations across 3 or more communities. This position provides strategic direction, vendor management, and leadership development to ensure consistent service delivery, property readiness, and team performance across the portfolio. Key Responsibilities Provide oversight and strategic direction for maintenance operations across 3+ communities, ensuring consistent quality standards and service delivery Manage, mentor, and develop Service Managers and Senior Service Managers, fostering leadership growth, accountability, and succession readiness across sites Oversee vendor relationships across the portfolio — negotiate service contracts, schedule third-party work, and monitor contractor quality and completion Direct and coordinate unit turn scheduling and execution across properties to minimize vacancy loss and ensure move-in readiness on time Conduct routine site inspections across all communities to assess property condition, curb appeal, safety compliance, and maintenance quality Lead portfolio-wide preventative and scheduled maintenance programs, ensuring timely execution and compliance with company standards Manage inventory control and supply chain needs across multiple communities, ensuring adequate parts, tools, and materials are available at each site Perform needs assessments to identify capital improvement priorities, deferred maintenance, and system replacement timelines across properties Provide advanced technical support for HVAC, plumbing, electrical, and building systems troubleshooting across communities when escalation is needed Support repair, maintenance, and capital budget planning and cost control across assigned communities Ensure all maintenance team members across sites maintain required licenses and certifications (EPA, CPO, CAMT, and applicable local/state requirements) Follow and enforce company safety procedures, OSHA/MSDS compliance, and appearance standards across all sites Required Skills/Qualifications Minimum 5+ years of progressive multifamily maintenance management experience, including multi-site oversight Advanced knowledge of HVAC, plumbing, electrical, carpentry, and general building systems EPA certification (Type I, II, or Universal) required; CPO certification strongly preferred Proven leadership experience managing, developing, and elevating maintenance teams across multiple properties Strong vendor management, contract negotiation, and project coordination skills Valid driver’s license and reliable transportation; ability to travel between communities regularly High School diploma or equivalent Preferred Qualifications Trade school, technical certification, or some college preferred Experience managing maintenance operations for 600+ combined units across a portfolio Background in capital project planning, budget management, and long-term property needs assessment Bilingual communication ability where useful for the portfolio Communication Skills Provide strategic leadership communication across multiple sites, aligning Service Managers and their teams on priorities, standards, and company initiatives Mentor and coach Service Managers and Senior Service Managers on leadership development, technical skills, team performance, and career growth Interface with Regional Vice Presidents, Community Managers, and corporate leadership on property condition, capital needs, and maintenance strategy Manage vendor and contractor relationships, including contract negotiation, scope-of-work communication, and quality accountability Create and present portfolio-level reports on maintenance performance, budget variance, turn metrics, and capital planning to property ownership and leadership Technology Skills Expert-level proficiency in property management and work order platforms (e.g., Yardi, SmartRent) with ability to analyze performance data across multiple communities Advanced use of CMMS for tracking preventative maintenance schedules, work order trends, and inventory levels across the portfolio Proficiency in budget tracking, vendor management tools, and reporting dashboards Ability to leverage technology for remote monitoring and management of building systems across sites Physical/Work Requirements Frequent travel between communities, walking, lifting, climbing, outdoor work, and on-call availability Emergency/weekend support is required Must be able to work varied schedules including weekends and holidays as needed This job description is intended to describe the general nature and level of work performed by incumbents in this role. Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child. Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.
