The Draw

 

The Volz Company team is looking for a motivated and detail-oriented Assistant Community Manager of The Draw, located at 2120 S 1300 E Salt Lake City, UT 84106, to support the overall operations, oversee day-to-day leasing activities, and ensure an outstanding experience for current and prospective residents.

 

The Draw is a unique mixed-use residential community that brings together student housing and affordable workforce housing in the heart of Salt Lake City’s vibrant Sugar House neighborhood. This soon-to-be-renovated community includes 42 apartments with the potential to house more than 160 residents. It is surrounded by a dynamic mix of local restaurants, shops, parks, and cultural amenities. The community also offers exceptional access to the region’s renowned outdoor recreation, including world-class skiing and snowboarding, hiking and mountain biking trails, and year-round mountain activities in the nearby Wasatch Range.

 

This full-time leadership role is responsible for driving occupancy through strategic leasing efforts, fostering meaningful resident experiences, supporting day-to-day property operations, and contributing to a high-performing onsite team. The Assistant Community Manager will work closely with the Community Director and other onsite and corporate team members and should be prepared to provide leadership and operational coverage in the Community Director’s absence.

 

Leasing and Occupancy Management

· Manage all customer interactions on the sales floor, both personally and through directing team members in alignment with company standards.

· Oversee the housing application cycle, leasing pipeline, and waitlist process.

· Prepare and execute housing leases, contracts, license agreements, addenda, and related documentation while ensuring compliance with applicable housing eligibility requirements and community policies.

· Maintain accurate occupancy records, track unit and bed assignments, monitor availability, and generate leasing and occupancy reports as needed.

· Conduct weekly market surveys and track community revenue and occupancy performance, including market rent comparisons, gain-to-lease and loss-to-lease trends, concessions, leasing velocity, traffic, applications, and lease conversions.

· Collaborate with internal stakeholders to develop annual and ad hoc market and demand feasibility analyses to inform the community’s revenue strategy.

Responsibilities may include designing renewal and new resident incentive plans, recommending unit mix configurations, establishing rates, premiums, and fees, setting leasing deadlines, and communicating revenue goals and targets to the leasing and operations team.

· Identify and implement local marketing opportunities, leasing strategies, messaging, social media content, promotional materials, incentives, and concessions that support traffic, occupancy, and community visibility while remaining within approved marketing and concession budgets.

 

Resident Relations and Customer Experience

· Support move-in, move-out, unit transfer, and transition periods to ensure a smooth and well-organized resident experience.

· Foster a resident-first culture focused on responsiveness, empathy, professionalism, and proactive support.

· Manage incoming communication from residents, prospective residents, and their families, when applicable, via phone, email, and in-person interactions and serve as a primary point of contact for leasing inquiries.

· Support the timely resolution and documentation of resident concerns, including escalated resident or account-related matters, in coordination with the Community Director and appropriate internal teams.

· Facilitate resident feedback efforts such as surveys, focus groups, online reviews, and other engagement opportunities to identify trends and improve the resident experience, retention, and renewals.

· Support resident engagement initiatives and community programming that contribute to a positive residential environment.

 

Property Operations and Administration

· Maintain up-to-date knowledge and effectively communicate key information related to the assigned community, including:

o Community Overview: Number of buildings, unit mix, amenities, location, community partnerships, and available housing options.

o Operational Knowledge: Understanding of the housing application and assignment process, housing agreements and addenda, community policies and procedures, resident accounts, property management software, and emergency procedures.

· Assist the Community Director with the day-to-day administration and operation of the community and provide onsite leadership when needed.

· Maintain organized and accurate property records, resident documentation, leasing files, operational reports, and other required records.

· Proactively pursue training opportunities, adhere to Volz Company policies and procedures, comply with Fair Housing regulations and other applicable requirements, and participate in all required training sessions.

 

Facilities, Turnover, and Community Readiness

· Coordinate with facilities, maintenance, custodial teams, and outside vendors to ensure timely resolution of resident work orders, repairs, preventative maintenance, and unit turnovers.

· Monitor open work orders and ensure residents receive appropriate communication regarding the status and completion of their requests.

· Conduct routine property walks and inspections of apartments, common areas, amenities, grounds, and other community spaces to help maintain a clean, safe, welcoming, and well-maintained environment.

· Support the planning, execution, and tracking of annual or seasonal turnover processes, including move-out inspections, unit readiness, vendor coordination, furniture needs, cleaning, repairs, and preparation of units according to established move-in deadlines.

· Support assessment and documentation of resident damages at move-out and coordinate applicable charges or account adjustments.

· Provide hands-on operational support during high-volume move-in, move-out, and turnover periods as needed.

 

Team Leadership and Development

· Support the Community Director with the day-to-day direction, coaching, onboarding, training, and development of onsite team members and student staff, when applicable.

· Help establish clear expectations and priorities for the leasing and resident services team and promote accountability for established leasing, service, and operational goals.

· Support development of onsite schedules and staffing coverage, including evenings, weekends, peak leasing periods, move-in and move-out periods, and after-hours responsibilities as appropriate.

· Help foster a collaborative and positive team environment focused on communication, professional development, resident satisfaction, and operational excellence.

 

Financial and Performance Management

· Support preparation and review of property reports related to occupancy, leasing, resident accounts, accounts receivable, concessions, and other operational and financial performance indicators.

· Support resident account administration, including charges, credits, concessions, utility billing, deposits, damages, outstanding balances, and other account activity in coordination with financial and administrative teams.

· Monitor leasing and financial trends and communicate opportunities, concerns, or recommendations to the Community Director and appropriate Volz Company leadership.

· Support established community budgets and work collaboratively with the Community Director and financial teams to appropriately manage operational and marketing expenses.

 

Qualifications

· Associate or bachelor’s degree preferred.

· 2+ years of experience in leasing, customer service, housing, or property management preferred.

· Previous experience providing team leadership, supervision, or operational coordination is preferred.

· Knowledge of lease/license administration, customer relations, resident account management, and conflict resolution practices.

· Strong organizational skills, attention to detail, and the ability to manage multiple priorities.

· Exceptional written and verbal communication skills with a customer- and resident-centered mindset.

· Proficiency in Microsoft Office and leasing/property management software. Experience with Entrata or a similar property management platform is preferred.

· Must be legally authorized to work in the United States.

 

Compensation and Work Schedule

This is a full-time, onsite position expected to work approximately 40 hours per week. The Assistant Community Manager is expected to maintain flexibility to support the operational needs of the community and may be required to work some evenings, weekends, after-hours coverage, and additional hours during peak leasing, move-in, move-out, turnover, or emergency periods.
