Position Summary We are seeking an experienced Director of Residential Maintenance to oversee maintenance operations across a multi‑family residential portfolio. The director will lead all maintenance and facilities operations, set and execute the company’s maintenance strategy, and manage a team of maintenance managers, supervisors, technicians, and external vendors. Reports To Senior Vice President of Residential Operations Key Responsibilities Strategic Leadership – Develop and implement a regionalized maintenance strategy aligned with corporate growth objectives. Operational Management – Oversee preventative maintenance, work order fulfillment, unit turnovers, and capital improvement projects across all properties; ensure effective operation of all mechanical, electrical, plumbing, HVAC, and life safety systems; implement standardized policies and procedures to ensure consistency and efficiency. Team Development – Lead, mentor, and develop a high‑performing maintenance team and foster a culture of safety, technical excellence, and continuous improvement. Financial Oversight – Manage the annual maintenance budget, control capital expenditures, and allocate resources cost‑effectively. Vendor and Procurement Management – Negotiate relationships with contractors, service providers, and vendors; centralize procurement to maximize cost‑efficiency and quality. Compliance and Safety – Ensure compliance with federal, state, and local regulations, including OSHA and EPA standards; develop and enforce safety policies and training programs. Quality and Resident Satisfaction – Maintain building conditions, handle resident repairs quickly and courteously, and track maintenance metrics to improve operations. Collaboration – Work cross‑functionally with property management, construction, and asset management to ensure seamless operations. Key Performance Indicators (KPIs) Reduce reactive maintenance percentage via proactive programs. Improve resolution time for work orders. Increase first‑time fix rate. Control maintenance costs per unit. Meet or exceed budget targets. Extend asset lifespan by increasing MTBF. Increase preventive maintenance compliance. Maintain high resident satisfaction scores. Reduce tenant turnover. Achieve zero lost‑time incidents. Maintain 100% compliance on audits. Qualifications 10+ years progressive maintenance management, with at least 5 years in a senior role overseeing a large, multi‑site portfolio (5,000+ units preferred). Bachelor’s degree in Engineering, Facilities Management, or related field preferred; industry certifications (CAM, CAPS) a plus. Deep knowledge of building systems, preventative maintenance, and procurement. Proven leadership in developing large, distributed teams. Financial acumen in managing operating and capital budgets. Strong written and verbal communication, including reporting to executives and vendor negotiations. Familiarity with property management software (RealPage) and CMMS. In‑depth knowledge of regulatory requirements and industry standards. Work Environment & Expectations HQ office with continuous engagement with property portfolio. Regular travel to property locations. Availability to respond to urgent matters outside standard business hours.
