The Role

We are seeking a dynamic, solution-oriented Property Manager to lead our Southside Savannah community. As the primary leader on-site, you will be responsible for the total operation of the asset, from financial performance and resident retention to team leadership and vendor management. We are a privately owned company that prides itself on "over-delivering" on our promises to residents - we are looking for a manager who shares that same dedication to excellence.

Strategic Responsibilities

• Financial Performance:  Drive the property toward monthly Net Operating Income (NOI) goals through effective expense control and strategic budget management.
• Team Leadership:  Hire, train, and mentor a high-performing team of leasing and maintenance professionals.
• Operational Excellence:  Oversee daily operations, ensure timely rent collection, and manage detailed financial records and administrative tasks.
• Community Relations:  Build lasting relationships with residents through professional communication, swift conflict resolution, and a commitment to a positive living environment.
• Marketing & Occupancy:  Implement creative marketing strategies to attract new residents and maintain high occupancy rates.
• Vendor & Facility Oversight: Coordinate with contractors and vendors for property repairs; conduct regular inspections to ensure the community meets our high standards for safety and curb appeal.

Required Qualifications

• Experience: 3+ years of proactive experience in multi-family property management is required.
• Leadership:  Proven track record of managing and developing small, diverse teams.
• Technical Savvy:  Proficiency in modern property management software platforms and standard office technology.
• Legal Knowledge:  Solid understanding of Fair Housing regulations, leasing laws, and eviction procedures.
• Communication:  Exceptional interpersonal skills with the ability to remain professional under pressure.
