Transmission Right of Way Coordinator

Role Summary The Transmission Right of Way (ROW) Coordinator will support Atlantica’s growth by securing land and easement rights for high‑voltage and/or medium-voltage transmission and associated infrastructure (substations, collector systems, access roads, etc.). This role is primarily responsible for ROW acquisition support, conducting detailed title research, interpreting complex ownership records, and enabling clear, bankable land rights for Atlantica’s renewable and sustainable infrastructure projects. You will work closely with internal development, legal, engineering, and permitting teams, as well as landowners, external counsel, and title companies, to de‑risk projects from a land and rights‑of‑way perspective. Key Responsibilities 1. ROW Acquisition Support Find and negotiate Transmission Right of Way pathways to interconnect projects throughout Atlantica’s project pipeline within the U.S. Support the negotiation of easements, options, fee purchases, and other real property agreements with landowners (in coordination with the development team and contracted landmen). Translate title findings into practical recommendations for routing and acquisition strategy. Provide title-based risk assessments to inform project investment decisions, including red flags and mitigation recommendations. Coordinate with surveyors and engineers to ensure easement descriptions, exhibits, and alignments accurately reflect title conditions and project design. 2. Title Research & Land Rights Analysis Perform detailed title research for transmission corridors, substations, and related facilities, including: Review, interpret, and report on deeds, leases, easements, rights‑of‑way, plats, surveys, abstracts, and probate records. Chain-of-title verification and identification of breaks, gaps, or title defects. Prepare and maintain ownership matrices, and tract/parcel summaries for internal stakeholders. Identify and document encumbrances (easements, covenants, liens, mineral reservations, mortgages, etc.) that may impact project siting, constructability, or operations. Work with external title companies, landmen, and local counsel to obtain title commitments, policies, and curative documentation. Support curative actions (e.g., corrective deeds, releases, subordinations, estoppel certificates) in collaboration with internal Legal. 3. Stakeholder & Landowner Interface Support outreach to landowners and stakeholders by providing accurate ownership information and background. Prepare landowner maps, tract summaries, and talking points for meetings and negotiations. Respond to landowner and local stakeholder questions regarding ownership, boundaries, and recorded encumbrances, in coordination with Legal and Development. 4. Internal Coordination & Documentation Maintain organized, audit‑ready title and ROW records in Atlantica’s document management systems (e.g., executed agreements, title commitments, policies, curative documents, surveys). Provide title and ROW input into project schedules, risk registers, and investment committee materials. Collaborate with permitting, environmental, and engineering teams to align title/ROW strategy with siting constraints, environmental buffers, and constructability. Support due diligence for acquisitions, joint ventures, or project financings by summarizing land and ROW status, highlighting key risks, and responding to investor or lender queries. 5. Compliance & Best Practices Ensure activities comply with applicable federal, state, and local real estate and utility regulations, as well as company policies. Monitor regional practices and regulatory changes that could affect transmission ROW and land rights. Contribute to the development and continuous improvement of internal title and ROW standards, templates, and procedures. Qualifications Required: Bachelor’s degree in Real Estate, Land & Resource Management, Legal Studies, Business, Geography, or related field; or equivalent relevant experience. 3–7+ years of experience in title research, land/title examination, ROW development, or similar role in the energy, utilities, or infrastructure sector. Strong working knowledge of: Real property law fundamentals (deeds, easements, leases, liens, mineral rights, etc.). Chain-of-title research methods and courthouse/public records systems. Reading and interpreting legal descriptions, surveys, and plats. Demonstrated experience reviewing and interpreting title commitments, policies, and recorded documents. Proficiency with GIS tools and/or mapping platforms, and comfort working with parcel data and survey information. Strong analytical and problem-solving skills with the ability to identify and clearly communicate title defects and practical solutions. Excellent written and verbal communication skills; ability to summarize complex title issues in clear, business‑oriented language. High attention to detail and strong organizational skills, with the ability to manage multiple projects and deadlines. Ability to travel throughout the U.S. at least 10 times/year, up to 1 week at a time. Preferred: Experience with transmission or distribution ROW for electric utilities, renewable energy projects, or linear infrastructure (pipelines, telecom). Prior work with or for title companies, law firms, or land services firms supporting large capital projects. Familiarity with project development for renewable energy, storage, or sustainable infrastructure assets. Experience working across multiple U.S. states and understanding of state‑specific real estate recording practices. Exposure to project finance requirements related to land and title (e.g., lender/ tax equity expectations on title deliverables). Title Expertise: Deep understanding of title records, ownership structures, and curative approaches. Detail Orientation: Ability to thoroughly review and synthesize large volumes of documents with a high level of accuracy. Collaboration: Comfortable working in cross‑functional teams involving Legal, Development, Engineering, and external partners. Communication: Clear, concise communicator capable of explaining technical title concepts to non‑experts. Proactivity: Self‑starter who anticipates issues early and proposes practical, risk‑based solutions.
