Title: Maintenance Assistant

Reports To: Maintenance Director and Administrator

Department: Operations.

Job Summary:

The Maintenance Assistant assists the maintenance department with all maintenance and housekeeping functions within a community.. Additional responsibilities include proper communication, direction and coordination of people and tasks to accomplish repairs and alterations to buildings and equipment systems. They will provide technical support, product information, research, and quality assurance guidance and assists with and monitors a preventive maintenance program that will promote a sense of well-being and aesthetic appeal for residents and staff.

Must have previous maintenance and housekeeping management experience in assisted living.

Essential Functions:

Perform routine maintenance and repair on the facility equipment and document hazardous conditions and equipment.

F Follow all established safety procedures and precautions when performing maintenance service.

Maintain grounds and facility in good repair ensuring a safe, clean and orderly environment.

Replace burned out light bulbs, exit lights, overhead lights, room call lights, etc.

Report all incidents / accidents in writing no matter how minor to a supervisor.

Establish and follow preventative maintenance schedules.

> Ensure maintenance supplies have been replenished in work areas as necessary.

Perform unscheduled maintenance tasks as directed.

Attend and participate in in-service education classes and staff meetings as scheduled.

Maintain confidentiality of all pertinent resident care information to assure resident rights are protected.

Establish and maintain a work order system.

Accept and negotiate outside bids for contracts as directed by the Executive Director.

> Act as a contact person for vendors performing maintenance jobs.

Move heavy furniture, boxes, and equipment.

Adherence of Non-Negotiables.

Perform additional assigned duties at the direction of the Executive Director.

Physical and Sensory Requirements:

Must be able to move intermittently throughout the work day.

Must be able to cope with the mental and emotional stress of the position.

Must possess sight, hearing senses, or uses prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met.

Must function independently, have flexibility, personal integrity, and the ability to work effectively with the residents, personnel, and support agencies.

Must be in good general health and demonstrate emotional stability.

Must be able to relate to the work with ill, disabled, elderly, emotionally upset, and, at times, hostile people within the facility.

Physically able to move at least 25 lbs. without assistance. May be required to lift, push, pull and move equipment, supplies, etc.

Physically able to bend, reach and work in small areas.

Physical stamina and ability to assist residents as needed and in emergencies.

Minimum Eligibility Requirements:

Ability to read, write and speak English

Ability to communicate effectively with residents, families, staff, community officials and the general public.

Must have compassion for and desire to work with the elderly

Must meet all State health requirements

Must be able to perform duties and responsibilities with or without reasonable accommodation

Must pass criminal background check
