Who You Are:
- High school diploma or equivalent required.
- 5 years recent supervisory experience in maintenance department preferred.
- Journeyman experience in two or more trades: plumbing, electrical, telephones, carpentry, maintenance management, locksmith, or HVAC; certification preferred.
- Contractors license preferred.
- CA Driver's license.
- Ability to work independently, diagnose, and resolve problems.
- Strong customer/employee relations and supervisory skills required.
Job Summary:
Under general supervision of the Assistant Director of Plant Operations, the Maintenance Supervisor shall be responsible for carrying out an efficient and responsive program of routine, non-routine, and preventive maintenance for all projects. These programs will include but not limited to the supervision of all maintenance personnel including assignment of duties and review for the necessary quality of workmanship in completion of their duties. In addition, the Maintenance Supervisor will ensure that the inventory of supplies and equipment necessary to carry out the maintenance program are accounted for, kept in good order, and in quantity enough to preclude lapses in providing necessary maintenance; make periodic inspection of buildings, grounds, apartment units, and equipment and report conditions to the Directors of Plant Operations; ensure that all equipment assigned to building and apartment units is kept in good working order, including utility equipment; ensure that vacant apartment units are prepared as expeditiously as possible; keep abreast of maintenance techniques and maintenance products; instruct residents in the proper operation of and maintenance of household equipment and appliances; ensure that the grounds and the exterior buildings are kept in a neat and orderly manner and are maintained attractively; perform skilled labor necessary in the maintenance of mechanical, electrical, plumbing, and heating systems; and perform any other duties as may be temporarily assigned.
Essential Duties:
- Assists Directors of Plant Operations in supervising and directing maintenance personnel; supervisory duties include scheduling, instructing, assigning and reviewing work, planning work of others, maintaining standards, coordinating activities, acting on employee problems, selecting new employees; recommending employee transfers, promotions, disciplines, and discharges as appropriate.
- Determines need for preventive maintenance and repair services; prepares production schedules and requisitions materials, tools and equipment required to complete work; maintains constant budgetary control of labor and material used by maintenance staff.
- Performs various administrative duties as required, including but not limited to scheduling activities, making purchase recommendations and obtaining cost estimates, preparing purchase orders, researching new and innovative equipment and systems, etc.
- Manages department inventory and prepares related records.
- Prepares and/or processes inspection reports, maintenance schedules, purchase orders, specifications, safety reports, performance appraisals, site evaluations, memos, correspondence, etc.
All Employees must be able to pass background checks (fitness for duty physical, fingerprinting, employment references) as required by a licensed residential care facility.
