Senior Project Manager

Job Details Location: Brooklyn, NY 11208 Salary: $220,000 - $300,000 annually Responsibilities Deliver the construction project on time and within budget Establish and implement project controls and procedures Determine subcontracting strategy for the project Prepare front‑end documents to create the phased‑bidding process and procurement strategy complementary to the construction schedule Review construction documents, tailor scopes of work, prepare bid comparison analysis and award all required subcontracts Implement document control procedures for all construction‑related documents including contractual agreements and insurance documents Assist the project executive in creating the construction budgets and schedules Compile an anticipated cost target for the project before embarking upon estimate development Develop and maintain a Critical Path Method (CPM) schedule to satisfy project planning and scheduling needs Highlight aberrations in current design assumptions and guide the project team toward cost‑effective design solutions Create and maintain monthly Anticipated Cost Report (ACR) using the company’s project‑management software, adjusting to align with the project’s budget requirements Perform regular schedule updates, compare current and previous schedules, evaluate performance, and identify areas needing improvement Direct and coordinate activities of project personnel to ensure progress on schedule and within budget Review status reports from project personnel and modify schedules or plans as required Establish cross‑functional communication between design team, project team, and subcontractors Work with the design team to keep design tracking within the cost model Supervise, coordinate, and monitor all subcontractors Attend subcontractor shop‑drawing coordination meetings and weekly or biweekly site or office meetings Review subcontractors’ monthly requisitions to align with budget and work‑in‑place percentage Review subcontractor change orders for validity and accuracy Coordinate with all authorities having jurisdiction Render day‑to‑day project‑management decisions, collaborating with the Project Superintendent and Project Executive when intervention is required Communicate with development, design, and subcontractors about project risk, costs/budgets, deliverable expectations, timetables, and milestone completion Provide leadership, motivate the project team, and maintain a positive work environment Support employees’ personal and professional growth and development Other duties as assigned Qualifications Bachelor’s degree in Civil Engineering, MEP Engineering, or Architecture (preferred) 10–15 years of construction project‑management experience 5 years at the Senior Project Manager level Thorough knowledge of construction trades and union, non‑union, prevailing wage classifications NYC high‑rise/residential/mixed‑use experience NYC affordable housing experience Proficiency in Microsoft Office and Procore Strong organizational skills with attention to detail Strong written and verbal communication skills Ability to multitask in a fast‑paced environment Strong interpersonal skills to support leadership, management, negotiation, and problem‑solving Knowledge of organizational and management practices related to analysis and evaluation of construction projects, programs, policies, and operational needs Knowledge of budget preparation and control Ability to safely navigate a construction site – climbing ladders and stairs, using job hoists, working in inclement weather, navigating hazardous, cluttered, or dark areas Salary Range $220,000 – $300,000 annually. Actual compensation depends on experience, certifications, and location.
