    • Inspect visible HVAC components, lighting, plumbing fixtures, doors, and other building systems for signs of damage or malfunction.
    • Identify maintenance concerns early and address minor issues before they develop into larger or more expensive repairs.
    • Maintain accurate records of inspections, completed repairs, outstanding work orders, and recurring maintenance concerns.
    • Ensure maintenance tools, equipment, supplies, and storage areas remain clean, organized, and in good working condition.
    • Communicate outstanding maintenance issues and follow-up needs to management.

    • Keep assigned outdoor amenity areas free of debris and ensure maintenance and storage areas remain clean and organized.
    • Assist with preparing recreational areas for daily operations, resident activities, and special events.
    • Report conditions that may require restricted access, repairs, or temporary closure to management immediately.
    • Coordinate with management and qualified pool service vendors regarding repairs, equipment issues, and follow-up inspections.
    • Perform minor repairs to amenity furniture, fixtures, and surrounding structures when properly trained and authorized.
    • Document inspection findings and report recurring concerns involving the pool, lazy river, and surrounding amenities.
  4. Safety & Risk Prevention:

    • Identify and promptly communicate safety hazards, water leaks, damaged equipment, trip hazards, and unsafe facility conditions.
    • Secure maintenance work areas and use appropriate warning signs or barriers when repairs are underway.
    • Report damaged pool-deck surfaces, defective gates, loose railings, and other concerns that may affect resident or guest safety.
    • Follow established safety procedures and use appropriate personal protective equipment.
    • Maintain clear access to exits, emergency equipment, electrical panels, and designated service areas.
    • Notify management immediately of urgent conditions that may require an area or amenity to be taken out of service.
    • Never perform work requiring a license, certification, or specialized authorization unless appropriately qualified and authorized.
  5. Equipment & Mechanical Systems:

    • Monitor the general condition of facility equipment and report unusual operation, visible leaks, or signs of malfunction.
    • Assist with routine maintenance tasks permitted by training and manufacturer guidelines.
    • Maintain basic maintenance logs for equipment inspections and completed service tasks.
    • Coordinate with management and qualified contractors for HVAC, electrical, plumbing, pump, filtration, and other specialized repairs.
    • Assist with preparing equipment and mechanical areas for scheduled vendor service.
    • Follow applicable lockout/tagout and equipment safety procedures when required and properly trained.
    • Do not independently adjust pool chemistry, operate specialized water-treatment systems, or perform restricted mechanical or electrical work without the required qualifications and authorization.
  6. Grounds & Exterior Upkeep:

    • Maintain the cleanliness and appearance of assigned exterior areas, walkways, entrances, and service spaces.
    • Remove debris and report damaged landscaping, irrigation concerns, drainage issues, or standing water.
    • Inspect exterior lighting, signs, gates, and accessible common-area fixtures for visible damage or malfunction.
    • Assist with minor landscaping and general exterior upkeep as assigned.
    • Report deteriorating surfaces, drainage concerns, and other exterior maintenance needs to management.
    • Help maintain a clean, organized, and presentable environment throughout the property.
  7. Inventory, Work Orders & Vendor Coordination:

    • Monitor maintenance supplies, tools, and replacement parts and notify management when inventory is low.
    • Complete and document assigned work orders, inspections, and maintenance requests.
    • Maintain organized records of completed repairs, outstanding issues, and recurring problems.
    • Assist management with scheduling vendor visits and preparing areas for service.
    • Monitor vendor work in coordination with management and report incomplete repairs or continuing concerns.
    • Communicate supply needs, repair recommendations, and potential capital improvements to management.
    • Prioritize assignments based on safety, urgency, operational needs, and management direction.
  8. Teamwork & General Responsibilities:

    • Maintain a professional appearance and provide courteous service when interacting with residents, guests, coworkers, and vendors.

    • Work collaboratively with clubhouse management and other departments to support daily operations.

    • Follow property policies, maintenance procedures, safety standards, and assigned work schedules.

    • Take ownership of assigned responsibilities and ensure tasks are completed accurately and on time.

    • Assist with special projects, facility preparations, and other maintenance duties as assigned.
