Maintenance Technician III

Responsibilities A Day in the Life of a Service Technician III (Maintenance Technician III): As a Liberty Military Housing Service Technician III, you will perform general and specialized maintenance and repairs in a multifamily residential community, operating building systems and related equipment to complete tasks to the company’s quality standards. Your role may include lead responsibilities, such as supervising or training other maintenance staff members, and requires effective communication, safe work practices, and commitment to high customer satisfaction. Your responsibilities include but are not limited to: Performing most maintenance installation repairs and preventative maintenance on a variety of building systems and appliances, including plumbing, HVAC, structural, and electrical. Testing and troubleshooting a variety of items specific to your trade expertise to assess function and recommend repair or replacement. Applying proficient skills in all trades—electrical, carpentry, plumbing, HVAC, painting, appliance repair—to ensure quality living spaces. Completing resident‑requested repairs and services within the required 24‑hour timeframe. Completing all assigned maintenance work on vacant homes according to company standards. Performing on‑call service requests and emergency calls. Participating in routine inspections, including quality control, move‑in checks, preventive maintenance, and machinery inspections. Performing general maintenance and cleaning of common areas, the maintenance shop, trash removal, and snow removal (if applicable). Training or guiding other maintenance team members to provide support and develop their knowledge of specific skill trades. Occasionally leading or supervising other maintenance team members in the absence of management. Maintaining and updating all assigned service requests using Yardi Mobile until completion. Demonstrating the appropriate and safe use of standard hand and power tools, equipment, and machinery. Reporting any maintenance concerns for repairs on homes, the community, and common areas to a supervisor. Participating in and attending various department or regional meetings, resident functions, seminars, training, and work‑related events. Complying with all OSHA safety regulations, local laws regarding health, safety, and environment, and company standard operating procedures and policies. Understanding and following safe work practices for all trades, including lockout/tag‑out, confined space entry, hazardous chemical use, personal protective equipment, ladder safety, and working from elevated surfaces. Operating a company or personal vehicle to travel to various locations for work purposes. Qualifications What you need for success: Five or more years of related maintenance experience (preferred). Intermediate-level understanding and experience in the following basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair. HVAC and EPA certifications (preferred). Some supervisory or lead experience (preferred). Effective communication and interaction skills with co‑workers, managers, vendors, and residents to convey information and give or receive work direction. Expert skills in operating small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair. Extensive knowledge of appliances. Basic computer skills (able to operate a mobile device and PC). Valid driver’s license and ability to operate a company or personal vehicle or electrical cart. Availability for regular on‑call work assignments, emergency calls, off‑hour work, and overtime as required. Ability to arrive at the property for service requests within 60 minutes. Willingness to travel to other regional locations for work, training, meetings, and other work-related activities. Capacity to lift/carry supplies or equipment up to 65 lbs and to perform frequent reaching, stooping, bending, kneeling, walking, standing, and use of stairs and ladders. Comfortable with exposure to extreme temperatures, dust, fumes, chemicals, smoke, unpleasant odors, and loud noises, working both indoors and outdoors in all weather conditions and potentially hazardous environments. Ability to safely and successfully perform essential job functions consistent with ADA, FMLA, and other federal, state, and local standards, and meet qualitative and/or quantitative productivity standards.
