Essential Functions of PositionWill handle routine maintenance in public spaces, meeting rooms, ballrooms, outlets, back of the house spaces, pool, and groundsMaintains rooms in optimal operating condition by performing repairs as neededUnderstands the room preventative maintenance programPrepares preventative maintenance cart for use each dayRepairs televisions, phones, clock radios, etc.Replaces or repairs damaged bathroom fixtures and executes general plumbing as neededMaintains the overall appearance of the room; replaces broken mirrors, hangs fixtures, does touch up painting, etc.Troubleshoots rooms heating/ventilating/air conditioning systemsUses both power and hand tools regularly in a safe, efficient mannerPerforms preventative maintenance throughout other areas of the hotel as well as, including both the front of the house, interior and exteriorMaintains the condition of the hotel lobbies and restaurants Repairs furniture and decorations as necessaryRepairs carpet, marble and tileRepairs and maintains kitchen and laundry/housekeeping equipment Repairs/replaces windows and mirrorsMaintains exterior of building and grounds as necessaryAttends schools or seminars to remain current on proper techniquesMay be asked to perform routine pool operations (CPO certification required)Maintains operating equipment in working condition by performing routine equipment checks and repairsMaintains and assists in the cleanliness of individual work areaDemonstrates familiarity with the hotel’s safety systems and takes corrective action on any maintenance or operating problems which affect the security or operating condition of the hotelReports any hazards or injuries in the department and takes immediate action to correctContributes to hotels preparedness during fire emergencies by participating in the hotel fire teamHandles master keys in accordance with Company’s standards for the overall safety and security of the hotelSupportive Functions/Teamwork SkillsBe an enthusiastic, helpful and positive member of the teamBe professional, responsible and mature in conduct and behaviorBe understanding of, encouraging to and friendly with all co-workersBe self-motivated and use time wiselyMaintain open line of communications with each department Communicate pertinent informationRespond positively to new ideasOpenly accept critical/developmental feedbackMaintain effective communication through the use of meetings, log books and bulletinsBe available to help other departments in emergency situationsPerform other assignments as directed by direct SupervisorAdhere to all work rules, procedures and policies established by the company including, but notlimited to those contained in the associate handbook.Safety and SecurityOSHA knowledgeProperly handle and account for keysBe knowledgeable of policies regarding emergency procedures and security concernsEducation and ExperienceHigh school diploma; technical school degree preferred.One to five years in maintenance requiredSpecific Job Knowledge, Skills and AbilitiesThe individual must possess the following knowledge, skills and abilities and be able to explain and demonstratethat he or she can perform the essential functions of the job, with or without reasonable accommodation, usingsome other combination of knowledge, skills, and abilities:Must be able to speak, read, write and understand the primary language(s) used in the workplace.Must be able to read and write to facilitate the communication process.Must be self-directed. Temperature generally is moderate and controlled by hotelenvironmental systems; however, must be able to work in extreme temperatures like freezers (-10degrees F.) and boiler rooms (+110 degrees F.), possible for one hour or more.Must be able to stand 5 hours per day. Sitting and bending, squatting and other motion are requiredthe rest of the working day. Length of time of these tasks may vary from day to day and task to taskThe worker is subject to noise: there is sufficient noise to cause the worker to shout in order to beheard above the surrounding noise level.The worker is subject to vibration: exposure to oscillating movements of the extremities on wholebody.The worker is subject to hazards: including a variety of physical conditions, such as proximity tomoving mechanical parts, electrical current, working on scaffolding and high places, exposure tohigh heat or exposure to chemicals.The worker is subject to atmospheric conditions: one or more of the following conditions that affect the respiratory system or the skin: fumes, odors, dusts, mists, gases or poor ventilation.The worker is subject to oils: there is air and/or skin exposure to oils and other cutting fluids.Must be able to exert well-paced ability in limited space and to reach other locations of the hotel on a timely basis.Must be able to bend, stoop, squat and stretch to fulfill cleaning tasks occasionally.Must be able to lift up to 20 lbs on a regular and continuing basis.Must be able to lift up to 50 lbs frequently.Must be able to lift up to 100 lbs occasionally.Position requires walking and standing most of the working day. Length of time of these tasks may vary from day to day and task to task.Must be able to exert well-paced ability to reach other departments of the hotel on a timely basis.Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.Talking and hearing occur continuously in the process of communicating with guests, supervisors and subordinatesVision occurs continuously with the most common visual functions being those of near vision and depth perception.Requires manual dexterity to use and operate all necessary equipment.Must have finger dexterity to be able to operate office equipment. CPR certificationAll associates must maintain a neat, clean and well-groomed appearance per Company StandardsRegular attendance in conformance with the standards, which may be established from time to time, is essential to the successful performance of this position. Associates with irregular attendance will be subject to disciplinary action, up to and including termination of employment.Due to the cyclical nature of the hospitality industry, associates may be required to work varying schedules to reflect the business needs of the hotel. In addition, attendance at all scheduled training sessions and meetings are required.Upon employment, all associates are required to fully comply with the Company’s rules and regulations for the safe and effective operation of the hotel facilities.
