Leasing Consultant

Brief Description SYNC at Kingsland Ranch is hiring an experienced, Spanish-English Bilingual Leasing Consultant to join our sales team! Candidates must be comfortable navigating multiple software platforms (including ResMan, Anyone Home CRM, HappyCo, SOCi, etc.), have at least one year of multifamily leasing experience, and have a valid Driver's License with reliable transportation. Prior experience with creating marketing materials such as flyers and social media content highly preferred. Responsibilities Tour prospective residents through the entire application and leasing process. Communicate and follow up with prospects via the CRM. Manage incoming calls and inquiries from current and prospective residents. Create social media content and marketing materials to promote the community. Complete outreach marketing within the neighborhood and at preferred employers. Audit community website and online listing sites to ensure all information is up to date and operating properly. Open and close model apartment and show units for touring. Ensure move-in packets and units are prepared for new residents. Plan and participate in resident events. Act as the first line contact, verbally and in-person, for all prospects, vendors, and employees. Attempt to lease apartments shown and/or prelease with notices to vacate or renew existing residents. Record all traffic and activities daily and apply company guest card and follow-up programs. Notify prospects of application acceptance or rejection within 24 hours of decision. Complete and review market surveys to maintain knowledge of local markets. Record resident service requests and follow up on completed work orders. Complete other administrative, marketing and reasonable duties as assigned. Marginal Duties Make business and locator contacts weekly to promote the property and generate traffic. Execute lease paperwork and move-in packet, following company policies regarding move-in details including day 1 walk-through procedures. Assist in resident retention and relations programs. Keep leasing office and desks neat and orderly; maintain office standardization system. Travel to suppliers to pick up parts and supplies as needed. Greet prospects and qualify by covering all criteria. Record all marketing and traffic including emails, telephone calls, and in-person visits on appropriate reports. Lease apartments and handle all paperwork involved in taking applications. File guest cards and maintain according to established procedures. Inspect model and available "market ready" units; communicate related service needs to Property Manager. Demonstrate community and apartment features to clients and close the sale. Have prospect complete application and secure deposit in accordance with company procedures and Fair Housing requirements. Update availability report, process applications for approvals (credit check, rental history, etc.) and follow up with applicant regarding status. Ensure apartment is ready for resident to move-in on the agreed date. Immediately follow up on prospects that did not close and attempt to close sale again; if unable refer to sister communities. Secure new resident’s signature(s) on appropriate paperwork before move-in. Orient new residents to community. Assist in monitoring renewals; distribute follow-up on renewal notices. Monitor advertising effectiveness; gather information about market competition. Represent the company in a professional manner at all times. Design and implement outreach plan with property manager. Allocate time for outside marketing (must provide own transportation). Experience Requirements Minimum 1 year of multifamily leasing experience. Previous marketing/social media content creation highly preferred. Must work Saturday shift (10am-5pm). Previous experience in real estate, hospitality or related service industries preferred. High school graduate or GED required. Proficient in Microsoft Office. Excellent verbal and written communication and interpersonal skills. Valid Driver's License required. Schedule Off Sundays and one weekday. Monday, Wednesday, Friday 9am-6pm. Tuesday, Thursday 10am-7pm. Rotating Saturday slots 10am-5pm. Performance and Expectations The incumbent shall perform duties using standard levels of productivity and dependability, ensuring completion in a timely and zero-defect manner. A 50% closing ratio should be consistently attempted. Must provide clear and consistent verbal and written communication, portray a clean, neat, well-groomed professional appearance, and wear company-approved attire with a nametag in plain sight. Must be honest, trustworthy, enthusiastic, and team/project oriented. A flexible workweek is mandatory. Evening and weekend work is typical and usual. Summary Responsible for all sales and on-site marketing to increase and maintain high property occupancy and leased position.
