We are seeking an experienced Regional Property Manager to oversee a portfolio of affordable housing communities throughout Ohio. Reporting to the Vice President of Operations, this role is responsible for the operational, financial, regulatory, and physical performance of assigned properties. The Regional Property Manager provides leadership and support to on-site management teams while ensuring compliance with affordable housing programs, company policies, and relevant federal, state, and local regulations. This position focuses on driving occupancy, maximizing financial performance, maintaining regulatory compliance, and promoting excellent resident satisfaction.

Responsibilities

• Provide operational oversight for a portfolio of affordable housing communities throughout Ohio.
• Supervise, mentor, and support Property Managers and site teams to achieve operational goals.
• Monitor occupancy, delinquency, collections, vacancy loss, leasing activity, and resident retention.
• Ensure compliance with LIHTC, HUD, HOME, Rural Development, and other affordable housing programs as applicable.
• Review resident files, certifications, lease enforcement, and property operations to ensure regulatory compliance.
• Assist in the preparation of annual operating budgets and capital improvement plans.
• Monitor monthly financial statements, operating expenses, and budget performance; identify opportunities for improved financial results.
• Review and approve rent adjustments, transfers, lease terminations, and other resident matters per company policy and program requirements.
• Conduct regular site inspections to evaluate curb appeal, maintenance standards, safety, regulatory compliance, and overall property performance.
• Collaborate with maintenance leadership to ensure timely completion of work orders, preventive maintenance, and capital projects.
• Develop and implement leasing and marketing strategies to maximize occupancy and meet budgeted goals.
• Build and maintain positive relationships with residents, ownership representatives, housing agencies, vendors, and community partners.
• Assist with agency audits, file reviews, REAC/NSPIRE inspections, management reviews, and owner reporting.

Required Qualifications

• Bachelor's degree in Business Administration, Property Management, Real Estate, or related field preferred; equivalent experience considered.
• Minimum of five years of progressive property management experience, including multi-site management of affordable housing communities.
• Strong working knowledge of affordable housing programs including LIHTC, HUD, HOME, Rural Development, Section 8, or other government-assisted housing programs.
• Proficiency with property management software such as Yardi, RealPage, OneSite, ResMan, or similar platforms.
• Strong knowledge of Fair Housing laws and applicable federal, state, and local housing regulations.
• Valid driver's license, reliable transportation, and ability to travel extensively throughout Ohio.
• Ability to work independently while managing multiple priorities in a fast-paced environment.

Preferred Qualifications

• Industry certifications such as HCCP, COS, CPO, TCS, EIV, or other affordable housing certifications.
