As we prepare for continued growth, we are seeking a high-impact Maintenance Director to take full ownership of plant operations, establish best-in-class systems, and set the standard from day one in a brand-new environment.
PURPOSE OF YOUR JOB POSITION:
The primary purpose of your job position is to plan, organize, develop, and direct the overall operation of the Maintenance Department to ensure the facility, equipment, and grounds are maintained in a safe, clean, functional, and regulatory-compliant manner.
DELEGATION OF AUTHORITY:
As the Maintenance Director, you are delegated the administrative authority, responsibility, and accountability necessary for carrying out your assigned duties.
ESSENTIAL JOB FUNCTIONS & RESPONSIBILITIES
Administrative Functions
Ability to plan, organize, and direct maintenance services throughout the facility.
Ability to ensure the facility, grounds, equipment, resident rooms, common areas, and work areas are maintained in a safe and sanitary condition.
Ability to complete routine inspections of the facility and equipment.
Ability to identify maintenance concerns and correct issues in a timely manner.
Ability to maintain accurate maintenance logs, work orders, inspection records, preventative maintenance schedules, and required documentation.
Ability to ensure compliance with federal, state, and local regulations, including Life Safety Code requirements.
Ability to assist with facility surveys, inspections, and plans of correction as needed.
Ability to coordinate and oversee vendors, contractors, and service providers.
Ability to respond to emergency maintenance needs, including call-back situations.
Ability to follow fire, disaster, evacuation, and emergency preparedness procedures during drills and actual events.
Ability to communicate effectively with residents, families, staff, department heads, vendors, and administration.
Ability to perform general repairs including plumbing, electrical, HVAC, carpentry, painting, drywall, appliance repair, and other maintenance-related tasks within scope.
Ability to ensure maintenance supplies, tools, chemicals, and equipment are properly stored and secured.
Ability to maintain facility vehicles, if applicable.
Ability to maintain exterior areas including sidewalks, parking lots, lighting, landscaping, snow removal, and general grounds upkeep.
Ability to accept assigned duties in a cooperative manner.
Ability to perform other related duties as directed by the Administrator/designee.
Personnel Functions
Supervise, direct, and evaluate maintenance department personnel, if applicable.
Assist department personnel in identifying and correcting problem areas and improving maintenance services.
Create and maintain an atmosphere of teamwork, professionalism, personal interest, and positive emphasis throughout the department.
Report occupational exposures to blood, body fluids, infectious materials, and hazardous chemicals in accordance with facility policies and procedures.
Staff Development
Attend and participate in in-service educational classes and on-the-job training programs.
Attend and participate in workshops, seminars, and other training as approved.
Attend and participate in annual OSHA, CDC, fire safety, emergency preparedness, hazardous chemicals, TB management, and bloodborne pathogens training programs.
Safety and Sanitation
Follow all established safety procedures and precautions when handling supplies, tools, chemicals, and equipment.
Maintain maintenance shops, storage rooms, mechanical rooms, and work areas in a safe, clean, and orderly condition.
Clean, inspect, and maintain equipment as directed/necessary.
Report all incidents/accidents, no matter how minor, to the Administrator/designee immediately.
Report equipment malfunctions, breakdowns, unsafe conditions, defective equipment, and hazardous areas immediately.
Ensure tools, supplies, equipment, and chemicals are properly stored before leaving work areas.
Keep work areas free of hazardous conditions including spills, clutter, excess supplies, unsecured equipment, and unsafe storage.
Follow established policies and procedures concerning infection control, hazardous chemicals, labels, SDS/MSDS sheets, and equipment safety.
Ensure defective equipment is identified, removed from service when appropriate, and repaired in accordance with facility policy.
Resident Rights
Maintain confidentiality of all pertinent resident care information to assure resident rights are protected.
Knock before entering a resident’s room.
Respect residents’ personal belongings, privacy, dignity, and living environment when performing maintenance tasks.
Respond to resident maintenance concerns in a professional and courteous manner.
Working Conditions
Moves intermittently during working hours.
Works throughout all areas of the facility and grounds.
Is subject to frequent interruptions.
Is subject to call-back during emergency conditions including severe weather, power outages, evacuation, flooding, equipment failure, fire, and post-disaster situations.
Attends and participates in continuing educational programs.
Is subject to cuts, bruises, falls, burns, odors, dust, disinfectants, chemicals, cleaning agents, fumes, and other air contaminants.
Is subject to exposure to infectious waste, diseases, conditions, etc., including TB, AIDS, Hepatitis B, and other communicable diseases.
May be required to work in cramped spaces
