Position Summary At Elmington Property Management, we do things a little differently. About the Role EPM's Leasing Consultants are essential to the property's overall success, supporting the day‑to‑day operations while ensuring our residents' satisfaction. Our next Leasing Consultant will ensure efficient operations by meeting the leasing and financial goals and performance of your community, while delivering excellent customer service. We are seeking a dedicated and knowledgeable Leasing Consultant with experience in affordable housing projects, specifically Section 8 and Low‑Income Housing Tax Credit (LIHTC) programs. The ideal candidate will be responsible for assisting prospective residents through the leasing process while ensuring compliance with all applicable affordable housing regulations. Essential Knowledge, Skills, and Abilities Effectively manage community reputation via social media, direct communication, and marketing. Serve as primary communicator to prospects, residents, vendors, and the market. Knowledge of affordable housing programs including Section 8 and LIHTC. Understand compliance requirements and documentation standards. Continuously seek ways to improve traffic, leasing, and total income. Work with passion and take pride in efforts. Listen effectively and offer helpful solutions. Maintain great energy, enjoy challenges, and constantly set and reach new goals. Collaborate with the Community Director to achieve property goals. Essential Job Functions Process leasing applications, including intake, screening, and qualification under Section 8 and LIHTC guidelines. Ensure compliance with affordable housing program requirements and maintain accurate resident files. Coordinate lease execution and renewals with property management and compliance terms. Prepare and submit required documentation for audits and compliance reviews. Provide exemplary customer service to all residents, proactively solving issues and creating a warm, welcoming environment. Abide by federal fair housing standards and all other applicable laws. Develop professional skills, seeking continual growth and learning from mistakes. Embodies company policies and procedures in all interactions. Present a professional image and effectively represent the company to residents, vendors, and owners alike. Operate computers and other technological devices on site. Represent the community in phone and written communication. Greet residents, keep the office neat, and serve as a point of contact. Conduct tours of affordable housing units and explain leasing terms to prospective residents. Resolve issues promptly with a focus on customer service. Respond to non‑regular work schedule issues when required to ensure safety and satisfaction of residents. Drive property performance by participating in resident events, marketing the property, and focusing on resident retention. Perform all other duties as assigned. Specific Education or Experience 1 year of multi‑family property management experience preferred. Experience with affordable housing programs (Section 8, LIHTC) preferred. Prior leasing experience preferred. Customer Experience Specialists or related fields encouraged to apply. Prior experience working with a team to achieve success. Physical Demands and Work Environment Frequently sit, stand, and walk. Regularly required to talk or hear. Frequently required to use hands or fingers to handle or feel objects, tools, or controls. Occasionally required to climb or balance, stoop, kneel, crouch, or crawl. Occasionally lift and/or move up to 25 pounds. Vision: close vision, distance vision, peripheral vision, and the ability to adjust focus. Noise level in work environment usually moderate. Temperature typically moderate; ability to withstand seasonal cold and heat outdoors necessary. Travel Requirements Travel up to 5% of the time.
