Role Description

The Property Controller is a full-time, on-site role based in the New York City Metropolitan Area, responsible for overseeing the accounting and financial operations of a portfolio of commercial properties. This role manages monthly accounting closings and financial package preparation, and leads the year-end audit process with outside CPA firms, including journal entry and workpaper preparation in accordance with GAAP and debt covenants. The Property Controller supervises day-to-day accounting operations — including G/L, A/R, A/P, and AJEs — and reviews bank reconciliations performed by the outsourcing accounting team. The role also oversees treasury functions, including cash management and forecasting, and manages debt-related activity such as loan draws, debt service, lender reporting, and covenant compliance. Additional responsibilities include reviewing and interpreting commercial leases, reviewing tenant billing and CAM/real estate tax escalations, managing tenant-related activity (TI reimbursements, leasing commissions, security deposits, and letters of credit), assisting with annual and reforecast operating budgets, and preparing annual real estate tax certiorari filings (TC201 & RPIE). The position requires strong leadership, analytical rigor, and the ability to communicate effectively across ownership, investors, leadership, and staff.

• Candidates should possess strong property accounting experience, including 3+ years operating at the Property Controller level within commercial real estate accounting.

• Candidates should possess Yardi Voyager experience (required).

• Candidates should possess advanced Microsoft Excel skills, including Pivot Tables, VLOOKUPs, and related functions.
\n
• Candidates should possess proven experience supervising and mentoring accounting staff.
\n
• Candidates should possess strong analytical and problem-solving skills, including the ability to read and interpret financial statements.
\n
• Candidates should possess strong communication skills, including the ability to communicate effectively with ownership, investors, leadership, and staff.

• Candidates should possess strong organizational skills, including the ability to multitask and meet deadlines in a fast-paced, high-volume environment.

• Bachelor's degree in Accounting, Finance, or a related field.
\n
• This role is in-office five days per week.
\n

Compensation & Benefits

The pay range for this role is $130,000 to $160,000. Actual compensation packages are based on several factors that are unique to each candidate, including but not limited to skill set, depth of experience, and certifications.
