Senior Estimator Opportunity

We are representing a well-established General Contractor seeking a detail-oriented and experienced Senior Estimator to own the estimating function across a diverse portfolio of commercial, multifamily, mixed-use, and large-scale renovation projects. This is a critical role for a technically sharp construction professional who takes pride in producing accurate, thorough, and competitive estimates that set projects up for success from day one.

The ideal candidate brings deep estimating expertise across all divisions of work, a strong subcontractor network, and the ability to manage multiple bids simultaneously while maintaining a high standard of accuracy and completeness.

Projects typically range from $10M to $50M+ and include ground-up commercial, multifamily residential, mixed-use development, and large-scale interior and exterior renovations.

Key Responsibilities

Estimating & Quantification

• Prepare detailed conceptual budgets, schematic estimates, design development estimates, and hard bid or GMP proposals
• Perform comprehensive quantity takeoffs across all trades and divisions of work
• Develop and maintain accurate unit cost data, historical pricing, and project benchmarks
• Analyze plans, specifications, and contract documents to identify scope, inclusions, exclusions, and risk items
• Prepare thorough estimate narratives, clarifications, and assumptions for review and presentation

Bid Management & Subcontractor Coordination

• Manage the full bid process from initial plan distribution through subcontractor bid receipt and leveling
• Prepare detailed scopes of work for all trades to ensure complete and competitive subcontractor coverage
• Solicit, review, and level subcontractor and vendor bids across all divisions
• Maintain and grow a strong subcontractor and supplier network across relevant trades and markets
• Identify gaps in subcontractor coverage and develop strategies to expand the bidder pool

Value Engineering & Cost Analysis

• Identify and present value engineering alternatives and cost-saving opportunities without compromising design intent or quality
• Perform comparative cost analyses on materials, systems, and construction methods
• Provide real-time cost feedback during design development to keep projects within owner budgets
• Support constructability reviews by flagging design coordination issues and potential cost impacts early

Preconstruction & Team Collaboration

• Collaborate closely with the Preconstruction Manager, Project Managers, and operations team throughout the bid and award process
• Participate in design review meetings, owner presentations, and value engineering workshops
• Support the transition from preconstruction to construction through detailed scope handoff and subcontractor award documentation
• Assist in the preparation of RFP responses, qualifications packages, and interview materials as needed

Project Experience Required

• Ground-Up Commercial Office, Retail & Mixed-Use
• Multifamily Residential — Podium, Wrap, Mid-Rise & Garden-Style
• Large-Scale Interior & Exterior Renovation Projects
• Hard Bid, Negotiated, Design-Build & GMP Delivery Methods
• Projects ranging from $10M – $50M+ in construction value

Qualifications

• 7+ years of estimating experience with a General Contractor
• Proven track record estimating commercial, multifamily, or mixed-use projects in the $10M–$50M+ range
• Strong knowledge of construction means and methods, sequencing, and all divisions of work
• Experience managing the full bid process from plan distribution through award recommendation
• Proficiency with estimating software such as Procore Estimating, Sage Estimating, Bluebeam, On-Screen Takeoff, or similar platforms
• Working knowledge of Procore and Microsoft Office Suite
• Strong analytical skills with exceptional attention to detail and accuracy
• Ability to manage multiple simultaneous bids under deadline pressure
• Excellent written and verbal communication skills
• Bachelor's degree in Construction Management, Civil Engineering, or related field preferred; equivalent experience considered
