CSA Turnover Lead Location: Central Indiana Engagement Type: Contract (W2 or 1099) Target Start: June / July 2026 Experience Required: 25+ years required Compensation: Competitive hourly compensation commensurate with experience. Rate structure (W2 or 1099) determined at time of engagement. Compensation reflective of seniority, scope complexity, and program criticality. POSITION OVERVIEW Planet Pharma is seeking a highly experienced CSA Turnover Lead to support a large-scale pharmaceutical capital program in Central Indiana. This is a senior owner’s representative role responsible for leading the turnover of civil, structural, and architectural (CSA) systems from construction completion through mechanical completion and formal handover to the commissioning team. The ideal candidate brings deep pharma and cleanroom experience and has led turnover on programs of comparable scale and complexity. KEY RESPONSIBILITIES Lead all CSA turnover activities including punch list development, walkdowns, and systematic closeout across civil, structural, and architectural scopes Coordinate with construction leads, quality teams, and commissioning personnel to ensure orderly, documented handover of CSA systems Drive completion of outstanding construction deficiencies and ensure all work meets design specifications, project standards, and GMP documentation requirements Develop and maintain turnover packages including system completion certificates, punch list logs, and final walk documentation Facilitate turnover readiness reviews and represent the owner’s side in contractor closeout meetings Interface with project controls and scheduling teams to track CSA turnover progress against program milestones Manage and mentor junior turnover coordinators and field support staff within the CSA scope Ensure compliance with GMP construction standards, regulatory expectations, and site safety requirements throughout the turnover process Support readiness for system walkdowns, mechanical completion inspections, and formal handover to commissioning REQUIREMENTS & QUALIFICATIONS 25+ years of experience in construction management, turnover coordination, or owner’s representative roles on large capital programs — REQUIRED Significant pharma, biotech, or cleanroom construction experience — direct GMP facility experience strongly preferred Demonstrated experience leading CSA or multi-discipline turnover on capital programs of $200M+ in value Deep understanding of turnover documentation requirements, punch list management, and system completion protocols in regulated environments Strong working knowledge of GMP construction standards, cleanroom classifications, and FDA facility requirements Proficiency in construction management platforms (Procore, Bluebeam, or equivalent) Exceptional communication and coordination skills; ability to interface across construction, quality, and commissioning teams OSHA 30 certification required; ISPE membership a plus Ability to work full-time on-site in Central Indiana #J-18808-Ljbffr
