Community Manager – Fredericksburg, VA

About the Position

We are looking for an experienced and motivated Community/Property Manager to oversee the day-to-day operations of a multifamily apartment community in Fredericksburg, VA.

This position is ideal for a property management professional who enjoys leading a team, building relationships with residents, driving leasing results, and ensuring the property operates at a high standard.

The Community Manager will be responsible for the overall performance of the community, including team leadership, resident relations, leasing, financial performance, maintenance coordination, and compliance.

What You’ll Be Responsible For

• Lead, motivate, and develop the onsite property management team.
• Assist with recruiting, interviewing, onboarding, and training new employees.
• Provide regular coaching, feedback, and performance guidance.
• Manage employee schedules and daily staffing requirements.
• Participate in performance evaluations and personnel-related decisions.
• Create strong relationships with current and prospective residents.
• Respond to resident questions, concerns, and complaints with professionalism and urgency.
• Develop strategies that support resident satisfaction and retention.
• Help resolve issues effectively while maintaining company policies and standards.
• Oversee leasing activity and work toward achieving occupancy and revenue goals.
• Support marketing efforts, resident referral programs, and local outreach.
• Monitor leasing traffic, conversions, renewals, and overall occupancy.
• Review local market conditions and provide recommendations regarding pricing and leasing strategies.
• Conduct regular inspections of apartments, buildings, amenities, grounds, and common areas.
• Work closely with maintenance staff to ensure service requests are handled efficiently.
• Coordinate outside contractors and vendors when necessary.
• Oversee rent collection and delinquency follow-up.
• Review invoices and property expenses for accuracy.
• Assist with budgeting and monthly financial reporting.
• Maintain accurate financial and operational records.
• Assist with payroll documentation and administrative processes.
• Maintain accurate resident files, leases, and property records.
• Ensure compliance with Fair Housing requirements and applicable federal, state, and local regulations.

Qualifications

• High school diploma or equivalent required; college degree preferred.
• 2+ years of apartment or multifamily property management experience.
• CAM, APM, or similar industry certification preferred, or willingness to obtain.
• Proven leadership and team development experience.
• Experience with leasing, occupancy, rent collections, budgeting, and financial reporting.
• Familiarity with property management software; OneSite experience is a plus.
