Bilingual Assistant Lead Maintenance Technician Position located in Austin. Austin is the assigned community for this role. Position Summary The Maintenance Technician reports to the Maintenance Supervisor and is responsible for the day‑to‑day maintenance of the interior and exterior of the Ashford Community. Duties include repair, rehabilitation, and routine maintenance of all systems and equipment. The technician must anticipate, identify, and correct problems, implement preventive processes, run work orders, and assist with unit make‑ready, pool maintenance, and exterior upkeep. The role requires on‑call availability for after‑hour emergencies. Essential Job Functions Make Ready – 60%: Complete the make‑ready process for vacant apartments as assigned, perform carpentry repairs (porch, stairs, decking, joists, handrails, trim, walls, windows, siding, doors), and install or repair floor coverings (carpet, tile, linoleum, wood), countertops, and roof coverings. Read and interpret sketches, diagrams, and blueprints. Ticket Runner – 20%: Promptly complete assigned maintenance service requests, operate and maintain mechanical tools and equipment (power saws, sanders, drills, air compressors, paint sprayers, generators, pressure washers, landscape equipment), schedule preventive maintenance, coordinate with special projects and contractors, and provide 24‑hour emergency service while carrying a pager/cell phone. Groundskeeping – 10%: Assist with community grounds work (trash pickup, sweeping curb and dumpster areas, maintaining landscaping beds), maintain safety standards, and support “trash‑out” of vacant apartments. Administrative and Other General Tasks – 10%: Maintain inventory, alert supervisors or community manager of unusual occurrences or damage, ensure compliance with work‑related activities, and interact professionally with residents, vendors, contractors, and team members. Qualifications and Education Requirements 1–2+ years of experience in construction or maintenance/repair and/or related training. Entry‑level skill in electrical, plumbing, HVAC, swimming pool, carpentry, drywall, exterior structure, and appliances. Strong knowledge of current repair and maintenance techniques and procedures. Ability to use a variety of hand and power tools. Self‑motivated, results‑driven, with the ability to handle difficult situations and work well under pressure. Strong judgment, self‑control, and the ability to exhibit tolerance in tense situations. Ability to follow written and verbal directions. Willingness to be on‑call for after‑hour emergencies. Flexible work schedule including extended hours and occasional weekend work. Willingness to travel and assist at other Ashford Communities. Reliable personal transportation and a valid driver’s license. Preferred Education and Skills High School Diploma or GED. Associate degree or equivalent from a two‑year college or technical school. Knowledge of OSHA laws and regulations. Basic computer skills. Physical Demands Tasks require sufficient physical ability and mobility, including standing or sitting for prolonged periods, repetitive hand motion, operating mechanical equipment, climbing ladders, and lifting up to 100 pounds. The work environment includes frequent interruptions, public contact, water sources, spray equipment, and tools, as well as exposure to outdoor weather conditions and occasional long hours or odd schedules.
