Leasing Specialist
Join our team as a Leasing Specialist and help residents find a place they’re proud to call home. In this role, you’ll own leasing and resident retention across a portfolio of our multi-family communities, managing the full leasing cycle, coordinating move-ins and move-outs, and serving as the visible, responsive point of contact prospects and residents count on. Working closely with the Property Manager and our Operations Team, you’ll play a direct part in keeping our communities full, well cared for, and thriving. If you’re a highly motivated, self-directed person with a true passion for customer service, who enjoys matching each prospect with the right home, you’ll thrive here.
What You'll Do
- Leasing Quarterback: Manage leasing opportunities from first inquiry to occupancy, showing vacancies, delivering leasing presentations tailored to each prospect’s needs, and preparing lease agreements, addendums, and renewals.
- Lead Follow-Through: Promote available units and follow up promptly with prospects and residents by phone and email, so every lead is actively pursued.
- Move-In & Move-Out Coordination: Coordinate move-in and move-out logistics and conduct unit inspections, including move-in, move-out, and periodic property walks.
- Resident Champion: Serve as the main point of contact for residents, greeting visitors and residents with a warm, professional rapport and responding to concerns, questions, and requests to keep residents satisfied and renewing.
- Front Desk Hub: Provide front-desk coverage, including accepting, organizing, and maintaining the package room, and keeping the community coffee machine and related supplies in order.
- Maintenance Liaison: Initiate maintenance and repair requests for your assigned properties and accompany vendors to resident spaces as needed.
- Relationship Builder: Help coordinate resident functions and community programs, and maintain positive relationships with residents, team members, vendors, and the corporate office.
- Improve the Properties: Stay alert while on site, address what you can on the spot, and recommend improvements to appearance, efficiency, and effectiveness across our communities.
- Team Player: Support our continued growth by performing other related duties as assigned and contributing to the overall mission of the company.
You Have
- Fair Housing Knowledge: A working knowledge of Fair Housing guidelines and regulations.
- Customer-First Mindset: A strong background in customer service and sales, with the ability to positively impact the resident experience.
- Sales Experience: Previous sales experience is a must, with a proven ability to build rapport, close leases, and meet goals, and the resourcefulness to find creative ways to solve a problem or reach a solution.
- Organizational Skills: Proven organization, strong attention to detail, and the ability to manage competing priorities.
- Technical Aptitude: Strong experience with Microsoft Office, including Word, Excel, and Outlook.
- Independent Operator: The ability to work independently with minimal direct supervision while collaborating effectively as part of a team.
- Communication Skills: Excellent written and verbal communication skills and a polished, professional presentation.
- Adaptability: The flexibility to adapt to changing business needs and respond to requests in a timely manner.
- Education: High school diploma or GED.
You Might Also Have
- Professional Certification: An Accredited Residential Manager (ARM) certification.
- Industry Experience: 1–2 years of experience in multi-family leasing or a related industry.
- Weekend Warrior: Saturday work is a regular part of this role, so we're looking for someone who's happy to cover them. You'll get a weekday off in return.
You Should Be Able To
- Maneuver Properties: Frequently move about multiple properties and tour real estate, including ascending and descending stairs; sit, stand, and walk for extended periods of time.
- Lift & Carry: Occasionally lift, move, or carry items weighing up to 50 pounds.
- Exchange Information: Frequently operate office equipment and communicate with prospects, residents, and colleagues to exchange accurate information.
- Travel Between Properties: Travel regularly, sometimes daily, between property locations with a valid driver’s license and reliable transportation.
The Perks
- Stability You Can Rely On: Embrace the security of a full-time position that provides a strong foundation for your professional journey.
- Schedule: 8:30 AM – 5:00 PM (includes a 30-minute meal break), five days per week. Work one weekend day (usually Saturday), then enjoy a weekday off that can shift with business needs.
- Competitive Compensation: Your experience is valued, and we offer competitive compensation with eligibility for performance bonuses. The pay range is $20 to $25 per hour, reflecting our commitment to recognizing and rewarding your contributions.
- All the Extras:
- Recharge & Relax: Enjoy a generous package of paid time off and 10 paid holidays, allowing you to recharge and spend quality time with loved ones.
- Cover from Head to Toe: Access health, dental, and vision insurance right from the start, prioritizing your overall well-being. We offer a 100% employer-paid health insurance option for employees.
- Set for the Future: Plan with confidence through our 401(k) plan, complete with an employer match of up to 6% after 1 year of employment. Additionally, rest easy with our company-paid life insurance policy.
