JOB DESCRIPTION SUMMARY

Rattaché au Directeur Property Manager le Property Manager H/F est responsable de la gestion d'actifs résidentiels pour le compte de propriétaires, investisseurs institutionnels.

JOB DESCRIPTION

Les principales missions confiées au Property Manager H/F sont les suivantes :

Commerciales :

  • Il participe à la réflexion sur la stratégie commerciale et en applique les principes en collaboration avec les équipes en place au sein des résidences.
  • Il suit le taux d’occupation hebdomadaire des immeubles, en veillant à :

-   La bonne complétude des contrats de location dans le système de gestion

-   L’évolution des lots indisponibles en raison de travaux ou d’autres causes d’immobilisation.

Gestion :

• Il établit le quittancement de l’entrée à la sortie du locataire des résidences dont il a la charge, en veillant à l’application rigoureuse des grilles tarifaires afin de garantir une facturation précise des loyers.

• Il est responsable du bon suivi des encaissements des locataires et met en place un suivi proactif des impayés, assure le bon déroulement des relances aux locataires, le cas échéant, le suivi contentieux en étroite collaboration avec les avocats et huissiers pour limiter les pertes financières.

• Il conseille, informe et répond aux demandes des clients propriétaires et locataires, garantissant une réponse rapide et satisfaisante pour renforcer l’expérience résidentielle.

• Il établit pour le compte des clients propriétaires les budgets annuels des immeubles et en produit les atterrissages, en contrôlant et assurant la réception des dépenses périodiques pour garantir des prévisions financières fiables.

• Il établit et adresse mensuellement et trimestriellement les reporting financiers et opérationnels aux propriétaires, dans le respect des exigences des fonds d’investissement. Il est responsable des données transmises et garantit leur exactitude et leur conformité avec les standards établis.

• Il représente, si nécessaire, le mandant lors des assemblées générales et s’assure du bon règlement des charges de copropriété appelées et veille à l’optimisation des coûts opérationnels.

• Il assure le bon paiement des factures relatives aux travaux et aux prestations d’entretien et de maintenance des immeubles, en respectant les échéances et en identifiant les opportunités de renégociation ou de renouvellement des contrats, en collaboration avec l’équipe opérationnelle interne.

Technique :

• Il participe à l’élaboration annuelle du plan pluriannuel des travaux et du programme de maintenance planifié.

• Il veille à la bonne exécution des travaux, garantissant leur achèvement dans les délais impartis et l’obtention de procès-verbaux de réception.

PROFIL RECHERCHE :

• Personne rigoureuse, autonome et organisée.

• Adaptabilité aux interlocuteurs internes, externes et clients.

• Forte implication et sens de l’initiative.

• Pratique de l’anglais (écrit et compréhension orale) nécessaire.

• Gestion des quittancements et reporting mensuels et trimestriels dans les délais.

• Réactivité et précision dans les réponses apportées aux propriétaires, locataires et équipe interne.

• Saisie et analyse des données comptables dans un système de gestion.

• Supervision et mentorat de l’Assistant Property Manager.

• Esprit d’équipe et collaboration efficace.

• Maintien de la performance et la qualité du travail sous pression.

• Réactivité face aux imprévus et recherche de solutions.
