What Youll Own/pulliReview project plans, specifications, and bid documents to define scope and pricing/liliPerform quantity takeoffs and detailed cost analysis/liliEstimate costs for labor, materials, equipment, and subcontractors/liliSolicit, evaluate, and level vendor and subcontractor bids/liliPrepare and support bid proposals, budgets, and preconstruction deliverables/liliIdentify cost risks, gaps, and value engineering opportunities/liliMaintain and update cost databases and historical pricing records/liliCollaborate with project managers, engineers, and internal stakeholders/liliTrack and adjust estimates based on scope changes and market conditions/li/ulh2What Success Looks Like/h2ulliAccurate, well-supported estimates with minimal variance to actual costs/liliStrong subcontractor participation and competitive bid coverage/liliProactive identification of cost-saving opportunities/liliClear, organized budgets that support efficient project execution/liliStrong collaboration across preconstruction and operations teams/li/ulh2Who This Role Is For/h2pWere looking for someone who combines technical accuracy with practical construction understanding :/pulliBachelors degree in Construction Management, Engineering, or related field (or equivalent hands-on experience)/lili25 years of experience in construction estimating or preconstruction/liliExperience estimating multifamily apartments, senior living (independent living, assisted living, memory care), or affordable housing developments strongly preferred/liliStrong understanding of construction methods, materials, and sequencing/liliProficiency in estimating/takeoff tools such as PlanSwift, Bluebeam Revu, or similar/liliAbility to read and interpret blueprints, specifications, and technical documents/liliStrong analytical, mathematical, and problem-solving skills/li/ulh2What Sets You Apart/h2ulliYou think beyond the estimate - you understand how projects are actually built/liliYou catch scope gaps before they become costly problems/liliYoure proactive, organized, and take ownership of your work/liliYou communicate clearly across teams and stakeholders/li/ulh3Compensation Benefits At IREG, we invest in our people, because strong leaders build strong communities.
