General Superintendent - Commercial Construction

The General Superintendent oversees field personnel and their assigned construction projects. Assists with the development of schedules with Superintendents to meet the client turnover dates. Responsible to review project schedules and ensure all project milestones are achieved. Ensures projects are on budget with the focus on dropping general cost overruns, reducing average punch list items, and improving the contractual job completion dates. The General Superintendent performs job walks to ensure the work is being completed to the highest building standards as set forth by the Company and the client. Shares in the responsibility for Company Safety Policies and Occupational Safety and Health Administration ("OSHA") standards to be followed by all persons on all job sites at all times.

Job Description

1. Manages team performance, including appraisals, development/coaching, communicating expectations, redirecting versions, and enforcing all policies, procedures, and standards.
2. Assists in maintaining relationships with the Company team, clients, facility representatives, subcontractors, nearby businesses, and city officials.
3. Assists on-site safety implementation with labor, subcontractors, and the general public.
4. Assists with the preconstruction process, collaborating with Project Managers, including reviewing project plans and specifications, site surveys, scope development, project budget, obtaining required permits, and coordinating the preconstruction agenda.
5. Oversees Superintendents and their projects.
6. Ensures that Superintendents follow Company policy concerning as-built plans, required job site paperwork, and related project documentation.
7. Monitors Superintendents use general labor and all other general condition expenses on their projects.
8. Trains Superintendents for continued growth and knowledge.
9. Works with each assigned Superintendent to ensure each understands and enforces the Company's building standards.
10. Review project schedules and ensure project milestones are achieved by following mandatory Company schedule policies.
11. Develop schedules with Superintendents to meet client turnover dates.
12. Walks projects to ensure that work is completed with quality and integrity to the highest Company standards, working directly with the Superintendent and Project Managers.
13. Walks each project before completion to compile internal punch lists for every assigned task.
14. Gathers information from all parties involved in disputes and reviews plans, specifications, and contracts to resolve disputes with subcontractors and vendors. Informs the Project Manager and builds the team regarding all conflicts.
15. Attends periodic project meetings to ensure the Company is up-to-date on the client and project requirements.
16. Ensures that all persons on all job sites follow all Company Safety Policies and OSHA standards and incident reporting is followed.
17. Serves as a responsible leader through the direction and guidance of the team to ensure all safety requirements for all jobs are upheld.
18. Ensures proper signage is posted on all job sites.
19. Other duties as assigned.

Education, Experience, and Skills

1. Technical skills in the major trades: plumbing, electrical, concrete, flooring, roofing, painting, framing, drywall, and finishing for doors, windows, and cabinetry.
2. Experience managing personnel, vendors, and subcontractors.
3. 5 - 10 years of construction or general superintendent experience.
4. High school diploma or equivalent.
5. Ability to read and interpret building plans and detailed specifications.
6. Must be able to read survey markings and civil sheets.
7. Experience working with on-site/off-site utilities and underground.
8. Ability to sequence project schedules and scopes.
9. Scheduling, purchasing, estimating, and managing personnel, vendors, and subcontractors.
10. Ability to multi-task and work with minimal supervision; possesses strong attention to detail and excellent time management skills to ensure all established deadlines are achieved.
11. Strong verbal and written communication skills.
12. Professional with a friendly and positive attitude towards change.
13. Values diversity of ideas, opinions, and people.
14. Ability to identify needs, remove barriers, and have the know-how to make things happen.
15. Proficient with computers and familiar with Microsoft Software Suite. Experience with Microsoft Project is preferred.
16. Must possess (or obtain) an appropriate state driver's license before employment, a clean driving record, and reliable transportation.
