Position SummaryThe Sales & Marketing Director is responsible for leading the community's sales, marketing, and outreach efforts with the primary goal of generating qualified leads and maintaining strong occupancy.
This position develops relationships with prospective residents and families, referral partners, and professionals throughout the surrounding area. The Sales & Marketing Director manages the prospective resident journey from initial inquiry through admission and move-in while developing and executing strategies to increase community awareness and achieve occupancy goals.
Essential ResponsibilitiesResponsibilities include, but are not limited to:
Lead and execute the community's sales and marketing strategy, exercising independent judgment in the development and implementation of sales initiatives and outreach activities.
Identify and cultivate qualified leads through multiple referral and prospecting sources.
Conduct community and apartment tours for prospective residents, families, referral partners, and other guests.
Clearly communicate the community's services, amenities, programs, and benefits to prospective residents and their families.
Develop and maintain strong relationships with healthcare professionals, community organizations, referral partners, and other sources of prospective residents.
Maintain consistent communication with prospective residents and families throughout the decision-making process.
Respond promptly to inquiries from prospective residents, families, and advisors; provide information, answer questions, address concerns, and guide prospects toward a decision.
Maintain timely and thorough follow-up with leads throughout the sales process.
Review prospective resident information and coordinate required documentation associated with the admission process, including applications, agreements, financial and clinical documentation, lead tracking, and sales reporting.
Coordinate the acceptance and move-in process for new residents in partnership with community leadership and other departments.
Help ensure apartments are prepared and ready for occupancy according to established move-in timelines.
Coordinate move-ins and communicate necessary apartment preparation or maintenance needs to the appropriate departments.
Develop an annual sales and marketing plan and provide regular updates regarding progress and strategy.
Prepare, analyze, and review occupancy, lead, conversion, and sales performance reports with leadership.
Plan and coordinate marketing events, professional outreach activities, networking opportunities, and group presentations.
Collaborate with outside marketing or sales resources when appropriate.
Manage the department budget and prepare required financial and performance reports.
Participate in training, meetings, and professional development activities as required.
Provide professional, responsive, and courteous service to residents, families, prospective residents, referral partners, and coworkers.
Respect and protect the rights, dignity, privacy, and individual needs of residents.
Perform other related duties as assigned by community leadership.
High school diploma or equivalent required. Additional coursework or education in business, marketing, communications, healthcare, or a related field is preferred.
Five years of relevant sales, marketing, business development, or related experience is preferred. A bachelor's degree in marketing, business, social sciences, communications, or a related field may substitute for a portion of the experience requirement.
An equivalent combination of education and relevant experience that demonstrates the necessary knowledge, skills, and abilities will also be considered.
Senior living, healthcare, memory care, or relationship-based sales experience is highly desirable.

Certification & ClearanceMust successfully complete any background checks, criminal record clearances, or exemptions required by applicable law.
Must meet all other employment and regulatory requirements applicable to the position and community.
