Building Maintenance Technician I

Summary: Keeps office building in clean and working condition and maintains furnace, air conditioner, and boiler systems to provide heat, cool air, and hot water. Essential Duties and Responsibilities: * Perform routine preventive maintenance on building, mechanical systems, and equipment by performing minor and routine painting, plumbing, heating/cooling, electrical wiring, and other related preventative maintenance and repairs. * Notify management concerning need for major repairs or additions to lighting, heating, and ventilating equipment and coordinate with contractors and/or vendors when needed. * Maintain exterior and grounds of property by performing duties including cleaning and landscaping duties.

• Perform snow removal and maintains snow removal equipment.
• Maintain parts inventory.
• Monitor and document equipment history and logs.
• Receive shipments at the loading dock.
• Perform forklift operation.
• Assist in providing security and safety for the organization.
• Carry cell phone for on-call duty 24 hours a day, 7 days a week, including

holidays. * Other duties as assigned. Supervisory Responsibilities: This job has no supervisory responsibilities. Education and/or Experience: Technical certificate; or three to five years related experience and/or training; or equivalent combination of education and experience. Certificates, Licenses, Designations, Registrations: Valid driver’s license required. Building Owners and Managers Institute (BOMI) or Iowa Association of Building Maintenance Engineers (IABME) training preferred. Life Office Management Association (LOMA) FLMI Level 1 certificate preferred. Technical Competencies: Customer service, safety and security, mechanical (replacing belts, bearings, filters, disassemble & assemble), plumbing (pipe repairs, equipment repairs, drain maintenance), electrical (replacing light bulbs & Belfast lighting, wiring, 120/208 volt-electrical systems, minor electrical repairs), operate material handling equipment (pallet jack and forklift), lawn care, snow removal, operate power and hand tools, familiar with commercial building HVAC systems, chillers, refrigeration and boilers, routine carpentry installation and repair. Mathematical Skills: Ability to add and subtract two digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Computer Skills: To perform this job successfully, an individual should have knowledge of Microsoft Word, Excel, Building Management and Security System software. Industry Competencies: General insurance industry knowledge. Language Skills: Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization. Reasoning Ability: Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations.
