Project Manager - Construction Management

Project Manager – Vertical ConstructionThe Project Manager – Vertical Construction will be responsible for the business and administrative side of a vertical construction project. Responsible for planning, developing, coordinating and managing onsite construction activities for vertical construction projects to ensure quality and cost.PRIMARY DUTIESContract and Subcontractor Management – Scope, negotiate, award and manage subcontracts. Oversee compliance with contract termsBudget and Cost ControlDocumentation and Communication – Manage RFIs, Submittals, Change Orders, Project Reporting, lead communication with owners, architects, and consultantsEnsure adherence to building codes, safety standards, and quality requirements Coordinate procurement of long lead materials and equipmentSets up and maintains standard project files, general correspondence, subcontractor's agreements, and time sheets.Monitor Progress and report statusIdentify and mitigate project risksLeadership and team CoordinationStrong communication and negotiation skillsScheduling and project planningProblem Solving and risk managementDistributes correspondence and coordinates project payables and receivables with accounting department and maintain and other accounts.Develop and maintain positive and effective working relationships with owners, subcontractors, and crews.Implement assigned duties with an exceptional level of accuracy, timeliness, and cost effectiveness.Timecard tracking and coding.Pickup permits, along with coordination with governing agencies for ongoing project requirements.Maintain field logs and quantity tracking for work performed.Accurate coding of costs and prepare monthly progress payment request.Fully understand the scope of the subcontractors.REQUIREMENTSA related degree is a plus, 2-3 years (or related) Vertical experience is required – 4 stories or moreApplicants must be at least 18 years oldValid driver's license and have a clean motor-vehicle record to meet company insurance guidelinesBroad knowledge of construction methodsGood understanding of vertical construction, blueprint reading, and computer skillsExcellent interpersonal and communication skills with a high level of integrityStrenuous walking and required to wear protective personal protective equipmentAble to work in hot or cold outdoor temperatures and job site conditionsVAI Resort is an equal opportunity employer committed to hiring a diverse workforce and sustaining an inclusive culture.
