Originally known as Renters Warehouse, the company was rebranded in April 2026 after being acquired by GA Technologies.
Essential Duties and Responsibilities This list of duties and responsibilities is not all inclusive and may be expanded to include other duties and responsibilities, as management may deem necessary from time to time.
- Oversee local Operations in the field, including Property Managers, Assistant Property Managers, Property Administrators, Listing Coordinators and Leasing Specialists.
- Oversee all departments and personnel (both local and virtual employees) that support the operations of the local market to include property, management, leasing, maintenance, inspections, city license compliance, rent collection, security deposit dispositions, and accounting.
- Provide clarity and support the Local Market Leader and Business Development Manager for local property management operations.
- Works with senior leadership on market budgets, expenses and other KPI's to ensure market is performing optimally. Creates action plans to address concerns or poor performing KPIs.
- Assist in the development of initial and ongoing operational training for local staff.
- Define roles and responsibilities for Operations staff.
- Recruit, hire, train and coach Field Operations Team Members.
- Work closely with centralized operations to ensure policies and procedures are defined and followed.
- Provide an escalation point for both Property Managers and Centralized Services regarding local market operations.
- Handle escalated client/customer relation issues.
- Manage relationships with key investor clients with a large portfolio of rental homes and potentially different process needs.
- Collaborate with Senior Management regarding company initiatives.
- Assist in the hiring process to determine the scope of each role and the experience and education requirements needed to perform that role.
- Notify supervisor and HR if Job Descriptions need to be updated due to changes in the role or technology.
- Train and develop each staff member to perform duties at a level of meeting expectations or higher. Assign and review goals for each employee at least semi-annually.
- Conduct Team Meetings (L10's), as appropriate for purposes of developing teamwork, recognizing and rewarding staff and ensuring positive communication amongst team members.
- Meet with employees in one-on-one meetings at least bi-weekly, to provide motivation, instruction, feedback, and support. Understand the aspirations of each staff member to guide them toward lateral or promotional opportunities, as applicable.
- Monitor and address behaviors exhibited that are outside the company's culture and policies.
- Coaching, counseling, and disciplining employees, when necessary, to ensure employees are performing at their expected levels.
- Have an awareness of the policies of the company and department to ensure that all are abiding by such.
- Keep your supervisor aware of any employee concerns and consult with HR as needed for guidance and direction.
- Active Real Estate License Required for state in which work is performed.
- Strong knowledge of computers and technology including cloud-based software and applications.
- Proficient in Property Management Software like Appfolio, Yardi, or Buildium
- Proficient in Microsoft Office (Word, Excel).
- Ability to communicate well and provide exceptional customer service.
- Organized and able to manage multiple priorities.
- Demonstrate Honesty, Trustworthiness & Accountability.
- Must have a driver's license, clean driving record and dependable transportation.
Work Environment Remote Status: N/A Travel Requirements: 5%-25% of travel required in a 50-100-mile radius around assigned area. The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. While performing the duties of this job in the field, the employee is occasionally exposed to fumes, airborne particles and may be out working in inclement weather. The noise level in the office work environment is usually quiet but can be moderate to loud in the field.
