From property management and maintenance to construction and development, we provide the tools, training, and team support to help you reach your full potential.Essential Job Functions:Adhere to MORGAN's Maintenance and Emergency Procedures manuals along with the Team Member Handbook.Ensure property grounds and common areas are clean and free of debris.Complete assigned service requests for make ready units in a safe and timely manner.Inspect the property; pick up trash and debris, and reports all safety hazards or needed repairs to the Lead Maintenance.Maintain leasing office, models, clubhouse, and common interior areas of the community in a clean, neat, attractive condition.Clean walkways, entryways and hallways.Ensure model tour route is free of debris.Provide excellent and professional customer service.Maintain appropriate levels of supplies required to perform job by coordinating with Lead Maintenance.Comply with all training requirements set forth for this position.Non-Essential Job Functions:Other tasks as assigned by your supervisor, not listed as essential job functions.Physical Requirements:Will need to be on feet (66% to 100%).Will need to perform the following physical activities (66% to 100%).Lifting/carrying (supplies, replacement parts, ladders, etc.).Vision Requirements:Will need to observe areas needing attention/correction.Read cautionary labels, respond to written instructions from staff.There will be a frequent need to see things clearly beyond arm's reach.Hearing, Speaking and Written Requirements:Constant requirement to give information and receive instructions from residential management (33% to 66%).Ability to read, write and understand English.Driving Requirements:There may be an occasional need to utilize personal transportation to pick up replacement parts and supplies from vendors (1% to 33%).Ability to be on-call and be on the property on short notice.Must have a valid driver's license, insurance and car registration if driving for business purposes.Working Environment:Constantly outdoors, in all weather conditions, often for extended periods of time (66%-100%).Frequently indoors in all weather conditions that may make the environment uncomfortable (hot in summer, cold in winter). (33% to 100%)Occasional exposure to paint fumes, solvents adhesives, etc. (33% -100%). Example – apartment during painting and/or immediately during or after turnover. Team Member must wear Personal Protective Equipment (N-95 Mask), rubber gloves and eye protection, when necessary.Occasional need to work in awkward confining positions (1% to 33%).Ability to organize, prioritize, and complete multiple tasks concurrently in a dynamic workAbility to shift attention between duties and adapt to changing business needs with minimal notice.Ability to maintain concentration, accuracy, and productivity while experiencing frequent interruptions.Ability to make sound business decisions and exercise independent judgment in a timely manner.Ability to communicate effectively with residents, prospects, team members, vendors, and other stakeholders in person, by telephone, and through written communications.Ability to effectively use computer systems, property management software, email, and other technology platforms while managing multiple prioritiesThe work environment and essential functions described above are representative of those that a team member encounters and must be able to perform successfully, with or without reasonable accommodationQualificationsPreferred Education:High School or better.Preferred Experience:Experience in housekeeping and general maintenance in the property management industry or similar industry is preferred. In addition, proven experience in the following is required: 1. Ability to interact well with co-workers, supervisors, guests, vendors, contractors, residents and the public in a professional and pleasant manner. 2. Good organizational skills. 3.
