Rental Property Inspector- Field Operations Specialist

About the role

10X Property Management oversees 400+ doors across Central Ohio. We manage properties for investors who rely on us to protect their asset, and everything we do depends on knowing the actual condition of every property we manage.

That's this job. You are our eyes in the field.

This role requires a lot of driving in the field and a company vehicle is provided. You'll be out at properties most days, documenting condition, attending inspections, and making sure what we tell owners about their property is accurate. When a resident moves out, your report determines what comes out of the deposit. When Section 8 inspects, you're the one making sure we pass. When an owner asks what shape their investment is in, the answer comes from your work.

This is a job for someone who is genuinely reliable, notices things other people miss, and takes pride in documentation done properly.

What you'll do

•   Conduct move-in and move-out inspections, documenting condition thoroughly with photos and written detail

•   Perform periodic and annual property inspections across our managed portfolio

•   Attend and coordinate Section 8 / HAP inspections, and manage re-inspection follow-up. Our leasing team completes the HAP paperwork; you handle the physical inspection and anything the unit needs to pass.

•   Maintain inspection records in RentCheck and photo documentation in CompanyCam

•   Verify completed maintenance and turn work in the field when requested

•   Manage lockboxes, keys, and property signage

•   Escalate urgent conditions immediately: life safety, habitability, suspected unauthorized occupants, active damage

•   Work alongside maintenance and leasing so a condition you find turns into a work order or a lease action without you having to chase it

What success looks like

In 90 days: you're running the full inspection calendar independently, your reports are detailed enough that nobody has to call and ask follow-up questions, and Section 8 first-pass rates have held or improved.

Ongoing, we measure:

•   Inspections completed on schedule

•   Documentation quality and completeness

•   Section 8 first-pass inspection rate

•   Turnaround time from inspection to submitted report

What we need from you

Required

•   Reliable personal vehicle, (in the event the company vehicle is down), valid Ohio driver's license, clean driving record

•   Smartphone capable of running inspection and photo documentation apps

•   Physically able to access all areas of a property: stairs, basements, attics, crawl spaces, exteriors

•   Comfortable entering occupied homes and interacting professionally with residents

•   Genuinely dependable. This role is scheduled, and properties don't reschedule easily.

•   Detail-oriented in a way that shows up in writing, not just in intention

•   Based in or near Columbus with willingness to travel throughout the metro area

Strongly preferred

•   Prior property management, inspection, or construction experience

•   Familiarity with Section 8 / HAP inspection standards

•   Experience with RentCheck, CompanyCam, PropertyMeld, or similar

•   Basic understanding of building systems and common property defects

Compensation and terms

•   $16- $17/hour , commensurate with experience

•   W-2 employee

•   Gas and Mileage reimbursement
