Project Manager

Amstad Turn Co is a leader in student housing and multifamily turns, capital improvements, and restoration services. As we expand our capital projects and restoration divisions, we're looking for a Project Manager who can lead field operations across multiple service lines while helping shape the future of our growing company. Responsibilities: Effectively perform and oversee turn, capital improvement, and restoration projects, including: Plan, schedule, and manage unit turns, capital improvement projects, and water damage mitigation/restoration work. Perform and oversee water mitigation and restoration services, including water extraction, stabilization, demolition (drywall, cabinetry, flooring), debris cleanup and haul-off, and placement/monitoring/documentation of drying equipment. Set up and maintain proper containment, decontamination, and remediation equipment as needed. Scope, budget, and track progress on capital improvement and turn projects to meet deadlines and quality standards. Lead and coordinate crews and subcontractors across active projects, ensuring safety, quality, and schedule adherence. Communicate with clients, property managers, and Amstad leadership throughout each project's lifecycle. Manage project close-out, including walkthroughs, documentation, punch lists, and client handoff. Source, vet, and manage subcontractor crews across trades as project needs require. Requirements: Bilingual (Spanish/English) strongly preferred. IICRC certification preferred but not required. Experience in project management within multifamily/student housing — turns, capital improvements, restoration, or general construction/repairs. Ability to lift 50 lbs regularly. Ability to work and evaluate at ceiling heights, on ladders, and in tight spaces (crawl spaces, attics). Willingness to participate in a rotating on-call schedule for emergency response. Valid driver's license and clean driving record required. Strong leadership and communication skills with the ability to coordinate and source subcontractor crews across multiple trades. Comfortable managing multiple concurrent projects and shifting priorities. What We Offer: Competitive pay based on experience.
