We are seeking an experienced Senior Construction Project Manager based in Malvern to oversee capital improvement and build-out projects across a portfolio of commercial office buildings. In this role, you will serve as the primary point of contact for project delivery - managing general contractors, specialty subcontractors, and vendor relationships while maintaining rigorous control over project budgets, schedules, and quality standards. You will work directly with internal stakeholders, building ownership, and occupants to ensure projects are delivered on time, within budget, and with minimal disruption to building operations.
This is a contract position with strong potential for extension or conversion to a full-time role, ideal for a construction PM with corporate real estate or facilities experience who thrives in a fast-paced, client-facing environment.

This is a hybrid position - Monday and Friday WFH, Tuesday thru Thursday in office
9am to 5pm

Project Planning & Execution
*Lead end-to-end delivery of capital projects including tenant improvements, office build-outs, MEP upgrades, life-safety work, and building envelope repairs at commercial office properties
*Develop detailed project plans, scopes of work, and phasing schedules; coordinate activities across design, permitting, construction, and close-out phases
*Manage project timelines using scheduling tools (MS Project, Procore, or equivalent); proactively identify risks and implement mitigation strategies
*Oversee all phases of construction from pre-construction planning through punch list completion and final close-out documentation

Budget & Financial Management
*Own project budgets from initial estimate through final reconciliation; track committed costs, change orders, and forecasted spend against approved capital budgets
*Solicit, review, and level competitive bids from general contractors and vendors; make award recommendations based on qualifications, schedule, and cost
*Review, approve, and process contractor pay applications, change orders, and invoices in accordance with contract terms and internal approval thresholds
*Prepare regular budget status reports and financial forecasts for senior leadership and client stakeholders

Vendor & Contractor Management
*Serve as the primary point of contact for general contractors, architects, engineers, and specialty subcontractors throughout project execution
*Prepare and negotiate contracts, scopes of work, and purchase orders; ensure all vendor agreements are properly executed prior to work commencement
*Conduct regular on-site project meetings and field walks; enforce adherence to project schedule, quality standards, and safety protocols
*Manage vendor performance and accountability; resolve disputes, escalate non-performance issues, and document corrective actions

Stakeholder Communication & Reporting
*Maintain proactive, transparent communication with building ownership, corporate real estate leadership, and tenant representatives throughout all project phases
*Prepare and present project status updates, milestone reports, and executive summaries to clients and internal leadership
*Coordinate with building operations teams, property management, and security to schedule work with minimal disruption to occupants
*Manage permit and inspection processes; maintain complete project documentation including RFIs, submittals, meeting minutes, and as-built drawings

Compliance & Quality
*Ensure all work is performed in compliance with local building codes, ADA requirements, fire/life-safety regulations, and OSHA standards
*Coordinate Certificate of Occupancy, permit close-outs, and regulatory inspections
*Oversee quality control during construction; manage punch list process and ensure deficiencies are corrected prior to final acceptance

Required Qualifications
*Bachelor"s degree in Construction Management, Engineering, Architecture, Business Administration, or a related field
*Minimum 4 years of project management experience in commercial construction, corporate real estate, or facilities capital projects
*Demonstrated experience managing vendor relationships, construction contracts, and project budgets on commercial office projects
*Proficiency in project scheduling and management tools (MS Project, Procore, Bluebeam, or similar)
*Strong working knowledge of construction drawings, specifications, and building systems (MEP, structural, life-safety)
*Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint) and project collaboration platforms
*Excellent verbal and written communication skills with the ability to present clearly to senior stakeholders and client teams
*Highly organized with strong attention to detail, time management, and the ability to manage multiple concurrent projects

Preferred Qualifications
*PMI Project Management Professional (PMP) certification or active pursuit
*Experience working within a corporate real estate, property management, or integrated facilities management environment
*LEED AP or experience delivering projects pursuing green building certification
*Experience managing projects in occupied, Class A office buildings with complex tenant coordination requirements
*Knowledge of local Philadelphia-area permitting processes and building code requirements
