Team members may be required to use their personal vehicle for business-related purposes, including obtaining parts, supplies, equipment, or responding to operational needs when a company vehicle or golf cart is unavailable. Mileage reimbursement will be provided in accordance with company policy. Duties & Responsibilities: Ensure the property is always well kept and maintained and immediately address any safety concerns Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Maintenance Supervisor and the Property Manager Diagnose and perform minor or routine maintenance or repair, to include HVAC troubleshooting and pool maintenance, if applicable Remove and transfer appliances and equipment to/from storage area to apartment as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor Perform on-call emergency service requests when scheduled. When on call, emergency after-hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. On call bonus incentives will be provided Communicate clearly and professionally with residents, prospects, and visitors Demonstrate RADCO's value of Caring by treating residents, vendors, coworkers, and supervisors with respect and professionalism Some responsibilities and duties may not be specifically addressed within this job description. Travel may be required within the local market area. Such travel may include, but is not limited to, purchasing emergency parts or equipment, traveling throughout the community when golf carts are unavailable, participating in training, etc. Ownership of a personal vehicle is not a requirement for this position. RADCO encourages carpooling and the use of shared transportation whenever practical. Physical Requirements: Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling, and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools, or controls May be required to work atop of buildings or on roofs, as needed Must be able to carry, move, transport, position, install, remove, or continuously lift weight up to 75 lbs. Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs.
