Maintenance Coordinator Second Avenue Realty Tampa, Florida, United States Second Avenue Realty is seeking a talented individual with experience in Institutional Single-Family Rentals, including Repairs, Turns, and Maintenance, to join our Tampa, FL location. Job Summary The R&M Specialist manages work order intake, ensures timely dispatch, and collaborates with the Field Service Manager to review quality‑control intakes from field personnel. The specialist assists the PM team in de‑escalating resident work‑order issues, maintains resident awareness of dispatch status, and reviews inspection reports from completed renovations and turns to ensure all corrections are completed. The role requires a professional with a solid understanding of construction and maintenance processes and techniques. Duties and Responsibilities Intake work orders, vetting for appropriateness, and troubleshooting with residents before dispatch. Ensure work orders are dispatched timely and in accordance with priority. Submit work‑order proposals that fully address the property issue and request additional proposals when needed. Review move‑in inspections and create work orders to correct items that are not “as is.” Verify completion of quality‑control issues in inspection reports from renovations and turns. Preview work‑order proposals over approval limits, ensure all components are included, and present to manager for review and approval. Conduct QC inspections of ready inventory on an “as‑needed” basis and submit required reports. Provide excellent customer service and resident interaction. Comply with company standards, health‑and‑safety rules, and applicable local, state, and federal laws. Assist in oversight of maintenance/turnkey operations. Qualifications Attention to detail and ability to schedule effectively based on daily, weekly, and monthly priorities. Ability to work with various technology platforms and take appropriate action. Knowledge of repairs, maintenance, renovations, and turnkey operations. Proficient with computers, including Microsoft Outlook, Word, Excel, and property‑operating software. Excellent customer‑service and interpersonal skills. Professional verbal and written communication skills. Ability to multitask and make quick, effective decisions. Ability to identify, analyze, and resolve issues. Adaptability to changing business needs and processes. Ability to set, manage, and meet goals and deadlines. Independent judgment and ability to maintain confidentiality. Education and Experience Minimum high‑school graduation required. 2+ years of experience in residential property management. 2+ years of experience in maintenance and work‑order management or construction. Job Competencies Sense of urgency and desire to deliver excellent customer service. Ability to provide creative solutions to residents and vendors. Ability to de‑escalate tense customer‑service situations. Strong process‑management skills and ability to review reports, images, and take appropriate action. Ability to organize workload, prioritize activities, and follow up appropriately. Clear communication of findings in written format and through images.
