Assistant Property Manager

Job Description Summary This role assists in all administrative and accounting aspects necessary for the efficient operation and management of OhioHealth’s portfolio of buildings, including tenant/vendor relations, lease administration, financial reporting, and team support. The position supports the daily operations of property management by organizing workflow processes, maintaining tenant files, and assisting the Property Manager with reporting property-related problems and issues. Responsibilities And Duties 35% Tenant/Property Management Relations – Participate as a building team member, support all efforts to achieve department and organizational goals, maintain good relations with stakeholders, provide administrative and property management support, and handle tenant inspections. 35% Financial – Create and manage purchase orders, assist with annual budget preparation and monthly financial reports, track expenses vs. budget, monitor inventories, and minimize expenses while improving efficiencies. 15% Preventive Maintenance – Organize and maintain preventive maintenance programs, ensure safety operations meet JCAHO requirements, and complete action plans as assigned. 15% Capital & Energy Projects – Attend meetings, organize estimates from contractors, prepare comparison sheets, gather technical information, and perform backup duties when the Property Manager is absent. As a High Reliability Organization (HRO), responsibilities require focus on safety, quality and efficiency in performing job duties. Minimum Qualifications High School or GED (Required) Additional Job Description Years of experience: 3 Specialized Knowledge Property management financial acumen and experience reading and interpreting commercial leases, CAM reconciliations, forecast, accruals and other financial status reports. Basic knowledge of commercial real estate and/or property management best practices, including fiscal and lease management processes, procedures, and standards. Experience in commercial real estate and/or property management. 3 years of lease accounting or lease coordinating experience. Basic knowledge of all applicable regulatory codes and standards as well as safety requirements. Desired Attributes Associate or bachelor’s degree in accounting, business, management, law, real estate, or related fields. Experience in healthcare property management. Familiarity with Computerized Maintenance Management System (CMMS) and proficiency with computer applications such as Lucernex, Workday, Excel, Power Point, MS Office, and MS Outlook. Strong verbal, written and customer service skills.
