Physical Security Project Manager (SPM)We are seeking a highly experienced Physical Security Project Manager (SPM) who has passion to lead the delivery of physical security systems for new office and facility builds, and who will also own the GSIS risk, threat analysis and protective services program strategy. This role will serve as primary point of coordination across internal teams, vendors, and construction partners to ensure systems are implemented on time, on budget, and aligned with GSIS standards. The SPM will manage the complete project lifecycle from project inception through operational handover, and will own the site / risk assessment methodology, recurring red team and physical sweep programs, and the protective-design / CPTED strategy that drive the design and construction approach for every new build, MAC, and existing-site audit. The ideal candidate is familiar with electronic security systems design, threat and vulnerability assessment, protective design principles, and thrives in a fast-paced, multi-stakeholder environment.Key ResponsibilitiesPhysical Security Project Management: Office Build-Out [50%]Project Execution | Design Engineering | Stakeholder CoordinationOwnership of project schedules and plans, budgets, correspondence, communication, coordination, meeting documentation, project document organizationProduce request for proposals (RFP's), review vendor proposals (design consultants, security integrators, service and manufacturer partners) evaluate for competitive scope and pricing, process and manage purchase and change orders for facilities and office build projectsPerform iterative reviews of contract requirements and associated progress; communicate and enforce with vendor partnersLead integration bid process activities, including organization and packaging of Contract Documentation, RFP release and response review, response to bid requests-for-information (RFI's), interviews, proposal review, recommendation, selection, and awardAttend new build kickoff site visits to evaluate space aspects, identify challenges and opportunities for systems technology implementation and design engineering approachReview and negotiate lease contracts, perform feasibility and due diligence efforts, and collaborate with internal teams to assess site-specific zoning requirements, security risks and mitigation strategies, global and region-specific threat profilesOversee contracted design engineering consultants to ensure project Contract Documents (drawings, specifications, ancillary documents) are complete, accurate, coordinated and aligned with Real Estate, GSIS requirements and overall business driversTrack coordination elements between design engineering consultants and associated project disciplines (architectural, electrical / fire alarm, network, AV/VC, etc.); manage Contract Documentation backcheck processConstruction Administration | Programming & Commissioning | Operational HandoverLead construction kickoff activities, including security integration schedule creation and dependencies, risk identification and mitigation, kickoff and recurring coordination meetingsInterface with General Contractor, associated construction teams, and construction execution platforms to manage process and communication protocolsManage submittal and RFI review and approval processesLiaison between design consultants, security integrators and internal operations teams to streamline security systems programming, on-site acceptance testing and commissioningTravel to project sites to oversee thorough acceptance testing and validation of all security systems functionality, aligned with standards, and global and site-specific operational needsManage punch list items to ensure adherence to Contract Documentation for integration sign-offCollect and organize closeout documentation, and manage systems operational training strategy with Regional Security Managers and Facilities stakeholdersQuality Assurance / Quality Control (QA / QC)Collaborate with internal stakeholders to develop and continuously evolve standard documentation, processes, templates, checklists, and automationsPerform iterative reviews of DEC documentation, and consult with Global Security Technology Lead to manage process for updates aligned with systems technology, standards and BOD updatesProduce and actively update tracking, change management and exception evaluationsAlign QA tools across business units and drive global standards, documenting regional variancesOwn / develop vendor key performance indicators (KPIs) and quarterly business reviews (QBRs)Collect feedback from security operations, integration vendors, and other construction partners to inform continuous development of project management, design engineering, systems technology, and standard operating proceduresProvide overall project and program status presentations to the Physical Security DEC Manager with focus on priority improvement recommendationsProgram Strategy Focus: Risk + Threat Analysis / Red Team Initiative / Protective Services [50%]Risk + Threat Analysis | Red Team InitiativeOwn the GSIS site / risk assessment methodology and risk-level sign-off that drives the design and construction approach for every new build, MAC, and existing-site auditRun recurring red team, penetration testing, and physical sweep programs (with Investigations) across the global portfolio; convert findings into BOD and design-standard updatesDevelop region-specific outside-threat profiles by build type (office, lab, compartmentalized) and maintain the landlord / ASL knowledge-gathering matrixOperate a structured, closed-loop process that feeds incident reports and post-first-day-of-business (FDOB) findings back into standards and design documentationPartner with Sec Ops, Regional Security Managers, and the Global Security Technology Lead to translate threat intelligence into protective-design and CPTED requirementsProtective Services Program StrategyOwn protective-design and CPTED strategy across the portfolio; encode data-center-level design criteria and site-tier rigor into the BOD rather than re-litigating per projectStandardize baseline protective elements — anti-shatter / window film by location type, security signage packages, and garage entrance controls (gates, LPR, intercom) — and embed them into the design workflowCoordinate guard-force office deployments and GSOC / ops readiness, including SOPs and training on newly deployed systems prior to FDOBAlign protective-services requirements with Real Estate space classification (temp / mid-term / perm; office / lab / compartmentalized) and lease languagePartner with Regional Security Managers and Sec Ops to translate operational protection needs into design and construction deliverablesQualificationsPrimary Skillsets & Preferred ExperienceMinimum 7+ years of project management and risk analysis experienceBachelor's degree in Engineering, Construction Management, Security Management, or related fieldPMP, CAPM, PSP, CPP, PCI or equivalent certifications strongly preferredWillingness to travel up to 35% for site visits, commissioning, assessments and red team exercisesProven track record managing multiple concurrent projectsStrong experience with budget and stakeholder management, technical vendors and partnersAbility to interpret design and construction documents, building codes & compliance requirementsDemonstrated experience conducting threat, vulnerability and risk assessments (TVRA), red team / penetration testing, and physical security audits for corporate facilitiesStrong working knowledge of protective design and CPTED principles, forced-entry / blast mitigation, and guard-force / GSOC operational readinessExperience with global enterprise-scale corporate real estate deployments and enterprise-level Access Control, Video Surveillance & Management, Intercommunication, Radio and Visitor Management systems, Integrated Security PlatformsFamiliarity with cloud-based access control, facial authentication, AI/analytics systems, network integration and IP-based device deploymentApplication and operating systems familiarity: Apple OS, Google Suite, Bluebeam, Revit / AutoCAD, Asana, Smartsheet, MS Project, Procore, PlanGrid, Autodesk Construction CloudPersonal AttributesOrganized and detail-oriented, comfortable with ambiguity and change, ability to manage competing priorities and tight deadlinesStrong critical thinking and problem-solving abilities;
