The Pre-Construction Director is responsible for managing the pre-construction process from the initial concept to the final design and contractor selection. This position guides the estimating staff through projects from early design until start of construction while maintaining the Owner's budget, implementing phasing and contracting requirements and keeping the design team on schedule. This position works closely with Project Managers, Architects, Engineers, and Owners to align pre-construction services to the overall mission of a given project or program and to insure the highest level of professionalism and service to clients.
Qualifications

  • Bachelor's Degree in Building Science, Construction Management, Civil Engineering or related field. Exceptions made for experience in the field in place of degree.
  • 7-10 years of experience within a Pre-construction/Estimating environment, working with large commercial or industrial projects.
Working Conditions
  • Work is completed in an office setting or on job sites in an office trailer or in an existing structure.
  • May require travel associated with job duties.
Role Expectations and Competencies

  • Manage an extensive pipeline of diverse portfolio of opportunities.
  • Assists in the preparation of and participates in presentations to secure new work for the company.
  • Oversee the completion of RFP, RFQ and prequalification packets for accuracy and compliance with the owner's specifications.
  • Manage the efforts of the pre-construction/estimating staff in the preparation of detailed estimates (conceptual, schematic, design development, construction).
  • Manage workloads and schedules of self and subordinates to meet deadlines.
  • Assemble the estimate including general conditions (with input from Operations), special conditions, insurance, bonds, and other applicable add-ons.
  • Create subcontractor/material supplier bid lists.
  • Take the lead in the solicitation process to ensure proper bid coverage. Prepare bid packages, obtain bids from subcontractors and material vendors, and analyze bids from subcontractors and material vendors.
  • Participate in quarterly management meetings and weekly marketing and operations meetings.
  • Lead the pre-construction strategy meeting on the approach to the project or estimate. Coordinate and ensure that a preliminary construction schedule has been developed for each estimate.
  • Organize and lead the hand-off meeting between the project team and the construction team and coordinate the follow-up meetings.
  • Oversee the accuracy and quality of estimates, drawing reviews, specification reviews and all other construction documents.
  • Ability to manage multiple activities/projects, meet multiple deadlines and network with staff, management, and clients.
  • Participates in formal business development presentations to demonstrate the value of pre-construction services to potential clients.
  • Assists in building effective relationships with customers, design team, subcontractors, suppliers, and user groups that reflect and support company core values and meets or exceeds the customer's expectations.
  • Actively participates in industry, client, and community relations.
  • Represents Construction by promoting the company's mission to clients, peers, and team members. Offering unmatched customer focus and always going above and beyond industry standards.
  • Demonstrates proficiency using a personal computer (PC) and company communication tools, such as email, internet, and Microsoft products (e.g., Word, Excel, Office, Outlook) and any other applicable software.
  • Participates in personal career development by attending operations training programs and completes a minimum of four (4) hours of continuing education annually.
  • Excellent written and verbal communication skills.
