Project Manager - Construction

Position Summary Under the direction of the Project Executive or Vice President of Construction, the Construction Project Manager is responsible for overall project planning, buyout scheduling, budget management, contract negotiations, subcontractor selection, and project accounting. The role provides technical direction and ensures compliance with quality standards, coordinates project objectives and plans, sets performance requirements, selects project participants, optimizes resource utilization, and orchestrates proper coordination and effective communication to resolve conflicts. Essential Functions & Responsibilities Budget: Perform detailed review of contract documents to ensure cost‑effective building practices and constructability. Prepare scopes of work, assist estimating with soliciting bids, review and qualify bids, consult with Senior Management before awarding subcontracts, generate project budget and qualification statements, maintain buyout schedule, and negotiate pricing and terms with subcontractors and suppliers. Contract & Invoice Management: Generate contracts and purchase orders within required timeframes, review Owner Contract Documents throughout lifecycle, maintain strict adherence to budget, update budget weekly, provide cost projections, investigate cost savings, track changes and field work orders, review invoices for accuracy, approve and monitor vendor/subcontractor payments, generate monthly draw packages, and ensure timely funding. Quality: Document and address quality issues with subcontractors, maintain adherence to quality standards, create project‑specific contract specifications, conduct periodic site visits to ensure compliance, coordinate with third‑party consultants and design teams, review testing reports, and secure warranty documents. Schedule: Coordinate with Operations, Superintendent, and Scheduling teams to prepare and update construction schedules, verify schedule assumptions, document schedule requirements in subcontracts, monitor certification of occupancy, track weather delays, and generate change requests. Safety: Maintain strict adherence to safety standards, evaluate hazards and risks, coordinate with NRP Safety Department to secure required safety documentation, conduct preconstruction safety meetings, and resolve safety conflicts. Management & Communication: Manage submittals, shop drawings, and RFIs; maintain submittal log; facilitate meetings with design team, owners, banks, and agencies; generate meeting minutes; serve as a key link with clients; assemble and file final as‑built drawings, warranties, certificates of occupancy, lien releases, and performance bonds; prepare monthly owner reports. Skills & Abilities Education: Bachelor’s degree in Construction or Civil Engineering (preferred) or equivalent relevant experience. Experience: 5+ years of experience in multifamily or wood frame construction projects with a stable employment history and a proven track record. Technical Skills: Proficiency in Excel, Word, and Outlook. Knowledge of Timberline, Bluebeam, Adobe and Onscreen Takeoff software is a plus. Driver’s License: Required. Other Requirements: OSHA 30‑hour training preferred; First Aid‑AED training preferred; additional safety certifications a plus.
