To learn more, visit Job Description Summary This role oversees and performs technical and mechanical work that ensures the inside and external buildings, ground, amenities, and common areas of the community meet the Company\'s standards for cleanliness, appearance, safety, and overall functionality. Property Details Property Type: Mid-Rise Stage: Stabilized Unit Count: 340 Schedule: Monday-Friday + rotating on-call schedule Responsibilities Assists and completes work orders generated from resident requests for service, diagnoses the source or cause of defects or problems, and makes repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversees and completes the make-ready process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a punch list of maintenance work, scheduling vendors and contractors, obtaining supplies and materials, completing maintenance tasks, and inspecting completed work. Develops standards for the cleanliness and overall appearance of the community\'s grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to reflect Greystar standards. Periodically inspects work performed by other service team members and contractors to assess effectiveness and verify quality; develops corrective action plans as needed. Maintains adequate inventory of spare parts and maintenance materials; coordinates with Community Manager to order supplies within budget. Completes monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual. Assists Community Manager in developing the budget for regular repair, maintenance, and capital projects. Supports cost-control efforts by repairing rather than replacing when possible, and by using tools and materials efficiently. Conducts safety meetings, ensures MSDS sheets are current, and stays up to date on OSHA and other safety-related regulations to ensure community compliance. Demonstrates customer service skills by treating residents and team members with respect, responding to questions and complaints promptly and professionally. Basic Knowledge & Qualifications High school diploma, GED, or related experience and training. Experience in property management maintenance, building maintenance, or related trade. Own hand tools (unless prohibited by state law) and knowledge of safe use and maintenance of hand tools, power tools, and measuring devices. Ability to apply logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication to interact with residents, clients, and team members; stay calm when addressing and resolving issues. Ability to read, write, and communicate effectively; represent company management in a support capacity; act as first point of contact for internal and external stakeholders. Proficiency with word processing, spreadsheets, and database management; property management system experience preferred. Mathematical skills for basic arithmetic and financial/document review. Specialized Skills EPA certifications Type I and II or Universal if working on sealed HVAC systems (as required). All certifications as required by state and local jurisdictions. Valid driver\'s license to operate a golf cart on the property, if applicable. Travel / Physical Demands Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors and outdoors in all weather conditions. Push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance. Local travel may be required for meetings, training, or other duties. Flexible work schedule including on-call evenings, weekends, and holidays. The hourly range for this position is $29.00 - $31.00 Additional Compensation Corporate positions: eligible for quarterly or annual bonus programs based on performance.
