Property Manager

As a Property Manager with FirstService Residential’s Multifamily division, you’ll be responsible for managing a portfolio of rental properties of varying asset classes across New York City and the surrounding boroughs.

Your responsibilities include managing the day-to-day operations of a portfolio of affordable, rent-stabilized, and market-rate properties, overseeing all staff and operations within the assigned portfolio, managing client and owner relationships, monitoring and managing property cash funds, participating in the development, preparation, and presentation of operational budgets and business plans, achieving revenue targets, gathering, analyzing, and interpreting market and economic trends, implementing short- and long-term marketing and leasing strategies, providing input on annual budgets, overseeing lease administration and enforcement, managing DHCR registrations, assisting residents and resolving escalated resident concerns, attending and leading meetings and conference calls with ownership, overseeing construction projects, capital improvements, and compliance-related corrective work, managing relationships with third-party amenity providers, ensuring all vendors maintain required insurance coverage and credentials, overseeing maintenance of building systems and infrastructure, processing accounts payable accurately and in a timely manner, initiating legal proceedings, managing collection actions, monitoring and addressing illegal subletting and unauthorized short-term rental activity, preparing and maintaining arrears reports, coordinating and managing eviction proceedings, maintaining current knowledge of rent stabilization laws and guidelines, overseeing building staff performance, scheduling, meetings, and labor/employee relations matters, reviewing and approving weekly payroll for building staff, responding to online reviews and reputation management platforms, prioritizing building repairs, maintenance projects, and capital purchases, ensuring compliance with all applicable codes, regulations, and agency requirements, ensuring safety and security programs, procedures, and safeguards are properly implemented and maintained, collaborating with internal departments, serving as a liaison between property owners, residents, vendors, and management, conducting interviews for building staff, temporary employees, and other open positions, coordinating background checks and drug screenings for prospective hires, preparing monthly construction draw packages for owner funding, identifying opportunities to preserve client capital, improve cash flow, and generate ancillary income, remaining available and responsive during emergency situations, managing housing voucher administration and submissions, conducting regular property inspections to ensure safety, cleanliness, maintenance standards, and overall property condition, and supporting special projects within the rental division.

Skills & Qualifications:

• Bachelor's degree required.
• NYS Sales license required. Must obtain within 120 days otherwise.
• Fair housing certificate required.
• LIHTC certificate required, or must be obtained within 60 days.
• Industry certifications such as CPM, RPA or ARM desirable.
• Five-Seven (5-7) year’s experience in New York City residential rental property management, new construction lease-up/building opening experience is strongly desirable.
• Familiarity with Rent Stabilization Law and DHCR filing/administrative procedures.
• NYC HPD/HDC, NYS HFA and/or LIHTC affordable housing experience.
• Experience with Local 32BJ building staffing & prevailing wage laws

Compensation:

$90,000 - $100,000 / year
