Project Manager IWith offices in Illinois, Wisconsin, Indiana, and Ohio, Pepper Construction is a national general contracting and construction management firm that primarily serves the private sector. Pepper Construction provides clients the experience and resources of a national company, combined with the hands-on approach of a local company.As a Project Manager I, you are responsible for contributing to the overall safety, direction, completion, and financial outcome of construction projects from initial budget through project closeout.Safety is a core value at Pepper Construction and Project Managers are expected to promote and exemplify safe work practices. In this role you are expected to work with individuals in all levels of Project Management and Field Supervision to establish operational priorities and ensure a quality project. Project Managers are expected to maintain positive and effective working relationships with both internal and external members of the Project Team and support departments.Major Responsibilities:Ensure customer satisfaction by identifying and exceeding client objectives and needsEstimate, value engineer, and develop project budgetsFacilitate the subcontractor bid process to include processing, distribution, and tracking of all project bidding documentationUtilize software programs and templates to process, distribute, and track all project documentationNegotiate subcontractor and material buyout; develop and negotiate subcontractsPlan and schedule projectsManage jobs in progress including subcontractor coordination, conflict resolution, documentation, and ensuring quality and safety on every jobManage project costs through the ongoing evaluation of labor, material, and equipment; continue to forecast and analyze construction costs, exposures, and profits through project completionPerform project closeoutCapable of managing single projects in the $5 Million to $20 Million range or multiple small projects in various stages of constructionResponsible for developing project safety plan, safety budget and safety scope of workBuild a master schedule including preconstruction and construction phases and manage subcontractor schedulesUnderstand, negotiate and purchase complete scope of workAlign subcontractor agreement terms with owner contract termsMaintain relationships with owners/architects/developersDevelop and lead a job start meetingGenerate cost to complete reportsLead quality walks, develop a Project Specific Quality Plan and scope of workCoordinate with Field Supervision to ensure smooth project executionLeadership:Provide leadership through building relationships, motivating others, providing clear direction, and cooperative teamworkCommunicate effectively; both in writing and in conversationProvide training and serve as a mentor to less experienced team membersBusiness Development:Interact with clients and potential clients to identify and pursue potential workParticipate in client presentations and project interviewsPosition Requirements:B.S. in Construction, Engineering, or related technical area is preferred7+ years' experienceAbility to build and maintain strong working relationshipsHealthcare, K-12 and Higher Education construction experience is a plusA collaborative approach to leading successful projectsSelf motivated with the ability to work independently and as part of a teamCustomer focusedPepper Construction is an Equal Employment Opportunity employer.
